whenever you hear a prospect "wanted to talk", you will know what's coming.

One guy told story how his father died and wanted to find a home for his mom and adult son. neither had 'credit' asking do you do credit check?

another lady called and wanted to talk. she wanted to use somebody else's income to apply. she doesn't have credit. asking about her job. she 'transferred' from out of state. when asking about paystub, told me that there is a month 'gap'.

'wanted to talk' means 'next'

Usually I get the ones who "want to explain" their situation. Waiting on the day where someone actually explains their situation by admitting fault as opposed to blaming someone else. I have an "all calls go to voicemail" policy. Any message left saying, "I need to talk to you..." = Delete.

Back in the day I used to talk to everyone. Out of 2,000+ phone calls, I never heard someone say, "I just wanted to let you know I have an 800 credit score, flawless references, and am ready to provide you all the documentation you require to feel 100% confident that I will pay the rent in full, on time, every time, without fail."

So after realizing what a colossal waste of time it is talking to these kinds of people, I took matters into my own hands. I no longer talk to prospects until the very LAST step of application, when almost everything else is good to go. Instead, I send them all a canned responses email/text so they can visit our website to fill out a pre-screening form, then they can schedule a tour and apply if desired.

If they don't do that, I don't want them. I only want cooperative, responsible tenants who can follow my procedures. Let Ma and Pa amateur LLs rent to the story tellers and wonder why rent is late/partial for the 5th time in 6 months.

Using this process, I haven't talked to anyone with an eviction or horrible credit in 4 years. It's amazing how easy this part of the business becomes when you decide to streamline the process to avoid wasting your valuable time. --107.216.xxx.xxx

What a credit score is about honesty which means those with a credit score in the low four hundreds are more dishonest along with lengthy eviction record. A problem tenant can cause problems, damage along with the frustration of the eviction process. More often then not they completely trash out the rental home or rental unit. Unpaid utilities and unpaid rent go hand in hand together. Problem tenants often have a three to four month tenancy. For some alcohol, illegal drugs is a priority where paying rent is not. Dishonest tenants will always have a poor uncooperative landlord and tenant relationship. I agree with Sid, all calls to voicemail and I refer them to a self-screening checklist they can fill out if they want me to contact them for a showing. Only about 15-20% actually take the 5 minutes to do that. --99.92.xxx.xxx
