If you have a strict "No Pets" policy and Class C rentals,...just how difficult is it to enforce this policy? Do your Class C tenants ever sneak in a pet? If you visit a property and hear a barking dog inside, what action do you take? --68.63.xxx.xxx

I don't allow pets without permission and no pet sitting either. My lease provides an immediate pet fee assessment. I've not had to invoke that yet. I only have apartments so although it's not impossible, it's harder to slip a pet in without someone knowing about it. --209.122.xx.xxx

My Class C sneaks in all the time.. They will play game with you.. I usually send them my pet addendum and they get the message. If they don't comply or the pet is a pitbull, I will send them violation notice..

You have to cover your grounds.. what if the pit attacked someone, you can show your insurance that you are taking steps to address the issue.

If it were years ago harder to find good tenants, I might let it slide.. not today. That being said, I have a tenant grandfathered 9 years ago and no trouble, I let her keep her dogs w/ no fee. --68.227.xxx.xxx

Violating the no pet policy is just one violation. Once that gets ignored its an open door policy on any other of your lease terms. So you cant let it slide. Besides its a sign of a bad tenant, no respect for you or your terms. In all cases of anyone sneaking in a pet, it was a tenant gone bad for us. Pet goes or they go. Classic excuse is babysitting. Only had this happen once. They said they were petsitting, but it was obvious that wasn't the case. I served them with a 14 day cure notice and they ended up midnight moving on me. There were other issues besides the pet too, so I wasn't exactly broke up over it. --68.102.xxx.xx

I have a strict no pets policy that includes visiting pets with a $200 lease violation fee. (Same for smoking) and yes I do enforce them, twice this year already. Both paid. And they agreed to remove the pet. Neither did but told me they did (shocking). I ultimately did not renew either of their leases, giving them 30 day notice to vacate. They were both tenants I had to stay on about multiple things and were causing problems for other neighbors in the 4 plex community. I'm stepping my game up and joining the "zero tolerance" club. --172.58.xx.xxx

If a non-approved animal shows up, automatic $300 fee due, animal must be removed immediately. Both must happen or I would file to evict. Haven't had to test it yet, but has been reviewed by my attorney and is 100% enforceable. And I absolutely will enforce it if the day comes. My current skip-out had a dog that stayed in the fenced-in backyard. That dog has dug several deep holes in the backyard and I will have to get a load of sand/dirt to fill them in. It does not appear the dog was ever inside the house which is the only good news here.

I have never had a No Pet Policy (I do charge monthly dog rent) and was just wondering if I could ever enforce a No Pet Policy with my tenants. 70% of my applicant pool have dogs. Another 10-15% want to move into a house so they can get a dog. Dogs, Dogs, Dogs. --68.63.xxx.xxx

I don't mind animals provided they are well-kept and I get paid. Animal-proofing a property isn't too hard, and since they're coming regardless.... *shrugs

I need to re-emphasize too the important of regular, scheduled maintenance visits. Pet fees and rents do not mean the animal gets to destroy the house or yard: that damage must be fixed and billed during the tenancy vs. the end.

The pet fee is to compensate you for "invisible" damages such as pet dander that requires extra cleaning at move-out, hair, odors, extra wear on flooring due to pet's foot traffic, fleas, etc. Also just for taking the risk of a pet potentially causing major damages. Think of the one cat out of 10 that pees on the floor. The pet rents charged on all units pooled together is what makes you whole. No tenant would willingly pay enough in pet rent or fee to cover ALL potential damage to a unit. I think of it like an insurance premium for pet damages, which often run in the hundreds or thousands of $$$. --107.216.xxx.xxx

I have a strict no pets policy. I used to be more lenient. No more.

I had very long term tenants. They started out in my MH and when she told me they were looking for something bigger(kids growing up) I moved them into one of my houses.

I had just put all new carpet in this house prior to their moving in. At Christmastime I stopped by with a goodie bag and was met by 2 barking dogs. I was LIVID. I was venting to my SO about it, and he said, "You don't know how long they've had them. The damage is already done. Charge them the fees and move on. So, I did. $250 each fee and extra $50 month.

They lived there another 2-3 years. Aaaand their (by now) teenagers locked the dogs in their room and their closet. NOTHING got the smell out. Had to tear out the subfloor and replace the closet door as the poor animal had tried to dig his way out.

NEVER AGAIN. Ya'll can say what you want....no more animals for me. My lease is clear that violation of the no pets clause will result in immediate termination of lease without ability to cure.

In my ads I state: NO PETS NO PETS NO PETS.

Saying NO PETS is as effective as saying NO SMOKING or NO OVERNIGHT VISITORS.

Animals are part of LLing.

I LOVE animals! We make a TON of money from them.

The 2 Minute In Home Visit prior to final approval screens the animal(s).

We have hundreds of animals in our homes right now and not a bit of animal damage at move out.

The PROBLEM animals are the ones the LL did not meet before approval.

Allowing pets (with fees/additional rent) brings up not just the potential for damage issue, but also noise/barking for dogs and dander for cats (and dogs?). I've had 2 applicants over the past year ask if an animal had ever lived in the unit, that if so they could not live there due to allergies (and preference). And in terms of potential barking, that's how one of my last tenant's covert pet operation was busted. One of my tenants in the 4-plex complained about the neighbors' dog barking all day(hmmm, also my tenant...you dont say?). My units are all in multiplexes, 2BR units either adjacent or up and downstairs from each other with only 2 having proper yards. For those who allow pets, you don't have complaints or issues around noise, barking, fur, fleas, dander and poop? I can see it's a comin via ESAs or otherwise, but I still have my hesitations. --172.58.xx.xxx

My tenant pool would be very limited if I did not allow dogs. It would take 2 months to fill vacancy instead of 2 weeks. Again, this is a Class C hood and dogs are everywhere. If a tenant's dogs are not barking, the dogs next door are! In Class C hoods, dogs are kept for security more than anything else. Forget the cheap electronic motion sensors, the best and cheapest burglar alarm is a dog. --68.63.xxx.xxx

I do allow new tenants to bring their approved, met, and vetted, neutered dog or cats. Those can be almost like family members and I would not think much of a person that would get rid of a dog or cat just to get an apartment. No new puppies or kittens! Maybe I will or will not approve a a long term tenant for a new animal, but by then I know the tenant well enough to know how responsible they are.

I have a Lease clause where if I find an unauthorized pet that I later approve, I charge Pet rent fees back to the beginning of the Lease since I cannot know when they snuck it in. The first thing i do is go to my office and pull out their lease and read the section about pets. And the section about how to enforce violations. In my lease i give them a Notice of lease Voliation Letter which tells them the clauses they are breaking and how they can cure or move with dates to complete the task asd when i will be back to the property for an inspection to walk thru the home to check that all has been cured to our agreement. Thats how i handle it. Next would be damages, perhaps discovered on this visit. Just break it down one step at a time. --99.203.xx.x
