Again trying to systemize my business. If I were hit by a car tomorrow what would someone need to know about repairs. Specifically what repairs are likely to occur and latter how/who to do them. So this is my list of reoccurring repairs over the years. What is missing?

-faucet leak

-stopped up toilet

-appliance not working

-painting

-windows

-locks not working

-broken handles

-drywall repair

-smoke detectors

-carbon monoxide detectors

-decks

-window screens

-AC not working

-no heat

-electrical issues

What is missing?

We use something similar-- a 6 page data base of contractors, friends, business aquantances updated every 6 months. The list has, starting with the best one to call first, 2 or 3 in each trade. The list also include component parts purchase businesses. Like Fox appliance parts, East Coast heating and air (parts) roofing company-- roofers.

Plumbing: the little leak guys are one group-- slab leak or digging up a yard to get to sewer line is diffent plumber. HVAC guy for repair is one person but when putting in NEW its a licensed man is needed-- needed so the warranty is covered. How about mower man. Trash pick up guy? Pressure washer man, Tow company, dispo crew or gutter cleaning man. --99.103.xxx.xxx

I keep a log of repairs for about 4 years now (use EverNote). I am gone tomorrow, it will take a while for anyone to figure out everything.. I am guilty of not putting together a comprehensive system in place.. thanks for reminding me..

If you go through the past repairs/maintenance log, you can distill and boil down to some list.. Nothing is perfect, at least you get one.. Find one or two landlords who are in a similar situation? ie.. Whoever picks up what you left can go ask them for help/referral.. --68.227.xxx.xxx

Unexpected high water bills/ ghost flushing ( needs new flapper)

Concrete heaving ( that reminds me, I need to grind down the apron from one of the garages so melted snow can escape garage instead of refreshing and sticking garage door to concrete.)

Having closed up both our parents homes. I have this practice. Sit at their desk chair, in front of their "pay bills, run the empire" desk. And Pray to God for help in guidance of figuring out the system. Quickly it becomes my new system. As i sort thru thier system. I'm not sure it's possible to leave a fulling finctioning system that someone can just pickup and run with. Having written that. It would be helpful to know a list of banks and their account and where the money is. As that amount quickly helps me set up a new system! Most all the old gets recycled. A list of handiman may be helpful. In the end the young we leave our things to can out "system" us in a day. They have way smarter tools and know how to use them. I suppose the previous years income papers were very helpful at tax time. Keep it simple. No one is picking up your system and carring on. Sad but true. So add tax papers and bank account numbers to your list. --99.203.xx.xx
