This summer, it's very frequent for people to claim ESA.

last year and before, I never experienced it.

I'm a small landlord with a few homes.

I've noticed a significant increase. In fact, I dont remember it coming up at all before this year. I don't have any yet, but noticed with my last round of vacancies, it seemed to come up a lot. I'd ask "any pets?" and a number of people said, "no, just an esa." One guy had two! --172.58.xx.xxx

Yes this is a new trend and it has gotten out of control. Even TV show characters are scamming the TV LLs joking "I'll just claim it's my Support Animal."

My application states

'List all animals_____'

'What important info should we know____'

'Misrepresenting a service animal is fraud, punishable by fines and possible jail time."

From the intergoogs dated June 5, 2018:

"TEXAS. V. T. C. A., Human Resources Code § 121.006 Punishable by a fine since 2014 of not more than $300 and 30 hours of community service to a governmental organization or a nonprofit organization which primarily serves disabled individuals. Habitual offense can see the fake service animal seized by the state."

Yikes! SEIZED!! Texans don't clown around!

Lady's kid was going to college and she thought the kid needed a dog. LL didn't allow dogs, so they were getting her an ESA. They were laughing about it too. --68.102.xxx.xx

People who lie about their animals to avoid fees and/or no pet policies lie about lots of things. If they are applicants, screen carefully and deny for non-animal related issues.

If the animal shows up after the tenant moves in, start doing monthly inspections. Find and bill for damages. ESAs are NOT allowed to damage a property with impunity.

After the year is up, non-renew the lease and/or jack the rent up 20%...all without saying a word about "you know who".

Nothing to worry about. Ex-con, loser boyfriends are worse, and they show up sometimes too. Just deal with both issues the same way. --107.216.xxx.xxx

I think the home visit introduced to me by Brad 20,000 has eliminated a lot of bulloney - the animal owners still have to clean up the exhaust and when it is scattered around the house now they get a bad mark in housekeeping - 5 marks and you are out, 2 more than simple baseball... --76.188.xxx.xx

Brad is right. Our college has a bunch of kids needing an ESA for their anxiety. They decided to make one of the dorm buildings dog and cat friendly. One issue is the kids who never had to be fully responsible for the animal and won’t carry bags for the BMs. Grrrrr.

The bad part is when they then start wanting to haul the animal along to class. We have one here this summer with an untrained little ESA that barks at everything, and particularly at Scooter every time we cross paths. Sigh. --64.251.xxx.xxx

My experience has been that big dogs wreck apartments so I only allow little dogs. People who have pets stay for much longer so I make money by not having empties. I prepare for pets. I have replacing vinyl tile in kitchens. I have tight woven carpeting made of olefin fiber only. I have fences in some places. If you can't beat them, join them. --173.61.xxx.xx

I have a friend on disability and she insisted last fall that she NEEDED an ESA for her anxiety. She got a free dog, cute, cuddly puppy. She knew she had to have the appropriate shots, vet visits,etc. She did that, but now the dog got expensive, food, needed to be spayed...

I asked her if she informed her LL about the dog and her response was "there's nothing he could do if she wanted one"

So...she had to work under the table to get extra money to pay for these things as it did not fit into her budget.....now it's 7 months later and the dog is in "toddler mode" meaning lots of energy, lots of attention, needs walking and my friend can't go away for the whole day as the dog needs to go out, and be fed....

Now it's vacation time and my friend realizes that she can't take the dog to the beach, or leave it home, which causes her MORE anxiety, so she decided to give it away. Fortunately she finds a good home where the dog gets "doggie pedicures", and eats ice cream...(can I be adopted?!)

Bottom line, she never NEEDED an ESA, just wanted one because she "could". She now has less anxiety since she gave the dog away!
