The MA Landlord group I belong to emailed this today. I don’t have property in MA but it looks like tomorrow is an important day to make your voice heard.

I just saw this email as well. I had no idea this was going on. Looks like they are trying to seal eviction records, which would be very damaging for Mass Landlords. See the below link for information:

Mass landlords sent a same email last few days. Names removed from masscourts.gov would be the day I 1031 into either Texas or a beach house. Only landlords get this type of non sense thrown at them.

Where are the milk, cars, diapers and property taxes are too much coalitions?

In years gone by Skip from SPOA use to help organize a MA LL lobbying day at the State House in Boston. Usually it was held in late July or August. There would be 100+ LLs that attended. We would split up & visit our local reps as well as the heads of all the major committees. I know I attended for at least 5 years. Sadly out of the 1,000s & 1,000s it got to be that only a few of us would bother to take the time to have our voices heard. --96.237.xx.xx

This has just gotten wings in OH, but the judgement has to be 5 years or older, outstanding balance, contact with landlord to deny or approve. If your rules work this way it will hurt the house flipper more than the longterm housing providers. --76.188.xxx.xx

Wow...what is the logic of this? Are they trying to seal only cases that were dismissed, or all of them?

As with most proposals that are expected to get push back, they have tied it in to a “ feel- good” bill to help its chances. That package also includes legislation allowing the city to formalize programs that generate affordable housing or funding towards affordable housing from commercial or residential developments, and providing some tenant associations with the right of first refusal to purchase residential rental properties at fair market value. Also included, tenants over 75 will not be allowed to be evicted without just cause ( even if you are selling the home) and LL will not be allowed to charge them more than 5% rent increase yearly. Whoever drafted this bill hasn’t spent much time in a housing court, the tenants are already offered a free lawyer. The mayors claim that it will save money by cutting down on homeless programs and shelters is ridiculous. It will just force LLs to have even stricter screening and higher rent in an already competitive market. If I can’t rely on the online eviction records anymore then the obvious solution is to go back to screening pre- online. It doesn’t mean the deadbeats will get in. --71.10.xxx.xxx

Geez in the "good ol'days" we got the eviction list from a court clerk ... it was then distributed at the LL meeting. Made attending the meeting and the dues worth while.

JKJ [MA], back in the day, the only way to check out eviction records was to make a trip to each individual court house to look up cases on index cards similar to the way you use to look for a book at the library. It was extremely time consuming as well as inaccurate. Some screening services like the one offer on this site would send someone to each court house on a regular basis to get the data. --96.237.xx.xx

National tenant network. They use to manually get the docs form the court to put into their database. I do miss the address hits for landlords within their system with phone numbers. Would usually yield some hilarious calls. --99.203.xx.xxx
