When do I need to go to the court to file the eviction in Texas?

I posted the termination notice on the inside front door (in front of the tenant's mom and the grandma.) last Saturday, 7/13.

I handed a copy of the notice to the tenant's grandma, and she gave to her aleady, the tenant acknowledge it.

I also emailed her a copy of notice via email.

Do I need to send the notice via a regular letter and via a registered letter to her also by the law?

It is for non payment rent, it is 15 days late. The lease says 3 days could start the eviction process.

How many days do I need to wait, for the termination notice to file the case to the court?

Did you include the number of days the tenant had to pay or vacate? That should be included in the termination notice. You can file the next day (after your demand expires). The ways in which you served notice were fine. You do not need to follow up with mail. --23.30.xx.xxx

In the notice, I asked to pay or to vacate by Saturday, 7/20. It has 7 days to move out, unless the rent pays.

So, if they failed to pay today 7/15, (yes, they promoised to pay too many times, but no actual pay.) I have to wait until next Monday (7/22), the demand expiration (to vacate on 7/20, they said they wont make it in seven days.)

according to my research, the expiration to move out could be three days for nonpayment.

So, when will be the first day that I can file to the court for this eviction procedure?

From what you've said here, Monday the 22nd is the date you can file. This is only because of what you put in your notice to the tenant. Change it to three days for the next time. --23.30.xx.xxx

Not to sound like a broken record but you LL's out there- why are you not finding out "WHAT TO DO" until the last second or when there's trouble in paradise?

you told them to pay by 7.20 (why?) next time post 3 day pay or quit on the 2nd. on day 4 I would change the locks & seize property & file eviction but for you I will say just file for eviction on 7.21..hopefully you have a deposit which you can in TX use for unpaid rent - tenant is not allowed to. I strongly suggest you learn how to get rid of non paying renters in TX....or maybe best you consider selling. --70.119.xxx.xxx

Pmh , you say you change the locks before they are legally evicted.? Unless. They have changed the law in Texas you can’t keep them out unless they have been legally evicted. You still have to give them 24 hour access. --73.166.xxx.xxx
