Well this is an odd one. A first for me. Just curious what you would do. This isn't a duplex. Each unit has their own individual water service although at the exit point they share the sewer line.

A tenant I've had since 2013 just asked if she can install a water softener. She claims her dermatologist tells her the hard water is causing/contributing to a skin condition she battles. Now there is no way to know if it will actually help.

I take out water softness. Way too much trouble than they're worth in a rental and nobody would use or maintain anyway.

Her brother in law is a plumber and offered her a new unit at cost which he will install. She isn't asking me to pay for anything. She knows I only allow my plumber to do any plumbing and I'm sure she would pay him if I required it but I'm not sure he's done a lot of them because he says they're more trouble than they're worth too so I'd rather not have him do it because then I'd feel liable.

My inclination is to just say no. If I were to allow this I'd require it be removed by a licensed plumber when she left at her expense. Would you even consider allowing this? Am I totally off my rocker to even ponder it? She's not going to find any rental that is going to provide a water softener. --75.89.xx.xxx

I would charge a fee payable immediately that covers the removal of it by your plumber when she leaves. Ask your plumber how much to remove. He say 450 dollars. Tell her she is more than welcome to have one installed at her expense, but there is a 500 or 600 dollar fee that is due immediately that covers removal when she leaves. I wouldnt allow it to come out of the security deposit because then there might not be enough money for other things. --70.184.xxx.xx

What kind/brand of water softener is she looking at? If it can be bought at a big box store, pass. They are generally garbage.

I live in a region with hard water. I have a water softener. It does make a difference for my skin (and my appliances).

I would require that she also pay up front the amount your plumber charges to remove it. If she pays that, why not? Particularly if her BIL actually has a business installing them. Make sure to get a copy of his business license, liability insurance, etc.

If she pays to install it, maintains it, and has it removed, why not? I would let them do it with my approval as to where and how. Softners do make a difference. If your water is very hard, you will get mineral buildup and soap buildup as well. You may not notice it as much if it is slightly hard. Softeners can also remove some of the iron in the water, and that is wonderful too. It has made a big difference in my daughter's water, although that is straight well water.

Have it installed with valves in the lines to be able to bypass the softner. They usually hook up with their own bypass valve, but with the other valves, it is easy to just disconnect and remove and not have to do any other replumbing. --108.4.xxx.xx

As I understand it softness need to be installed near where the water service enters the house. This is a no go because it enters in the front of the duplex. Then you have to find a way to tie it into a drainline. And it needs an electric plug.

But I'm still interested in hearing what others would do. I will likely recommend she tries a water softening showerhead. Her brother in law can install that and she will be required to put it back the way it was when she leaves. --75.89.xx.xxx

At our house Wifey's skin is affected when our softener runs out of salt. Wash your hair with soft water and it will be silky.

Not sure who is telling all these negatives. This is a GOOD request. It indicates a resident who cares and is willing to invest in YOUR property.

Once the plumber installs the bypass valve ANY res or LL can hook up or remove a softener with a pair of pliers.

Flip or turn the bypass valve and disconnect the in/out hoses. Done. Ready for the next resident.

Several of our newer homes have the softener bypass valve already plumbed in my the builder. Your's might already have the "loop" for a softener. I promote it as an amenity of the home.

Some residents have their own softener.

Location is irrelevant. It's water in a pipe.

We've had good luck with the better store machines. But that's HER problem.

Extra deposit? Me? No need.

I would allow the install as long as the bypass valve was installed too. Tenant is happy and likely to stay longer as a result. Make sure brother is licensed plumber, not handyman. If so, let her pay for it. If only handyman, require your plumber to do install. --68.102.xxx.xx

It's a reasonable accomodation and she's willing to pay for it. You'll get added protection for your pipes at no extra cost. You can install it anywhere before the pipes starting splitting off, so I don't understand why location is an issue. I would allow it. --204.210.xxx.xxx
