Are there any brands that last longer? I put new appliances in one of my units about 7 years ago. Most are failing at the same time. I found that repairing is a waste of money because some other issue will come up. Our parents and grandparents kept these in working order for 15 plus years. 7 years is typical these days. We rebuilt our house 17 years ago. My fridge, gas cooktop, and double ovens (touch buttons are getting finicky from so much use) are still working. I think I am on my 3rd dishwasher, 3rd washing machine, and 2nd dryer. Appliances are more disposable now unlike the mustard, brown, avocado appliances of my youth that lasted 30 years and would not die for my frugal parents that hated the color but wouldn’t replace a working appliance. --24.61.xxx.xx

Having issues with my 1 year old washing machine. Still under warranty, but will be my 4th tech visit and it isn't fixed yet. 7 years is the expected life these days. All the bells and whistles, especially electronics and energy and water saving features add to the things that can and do break down. It isn't just motors, pulleys, belts and bearings anymore. Computer boards costs $300+ dollars and there is no returning it (like a valve) if it isn't the problem. Usually at least 2 boards in an appliance.

My theory is buy the less fancy model. Look for a good sale. Simpler is better, don't spend a fortune to get the top of the line and junk it when it dies, even my own stuff. --108.4.xxx.xx

The only thing that lasted long long time in my rentals is my last copper core water heater.. It looked like more than 10 years old when I had it 13 years ago. I wish I tried to fix the other copper core thermocouples instead of tossing them out in my earlier LL days..

Boiler lasts forever with occasional maintenance and parts replacement.

Anything without modern electronic controls also last much longer.. (old stove, fridge etc) --71.232.xxx.xxx

All appliance manufacturers know that building appliances to last 15-20 yrs will hurt their bottom line.

Therefore, they build them to last 7 yrs.

In the near future appliances will poop the day after the warranty expires.

I tried an experiment with stoves. I purchased six on sale. Gas stoves with 4 top burners and a oven with two shelves. No Glass Windows. No timer, bear bone model on the cheep.

When I told two new tenants that after 1 year of occupancy, where they paid their rent on time, they can take the stove with them when they move.

Two more tenants I gave them one of these stove to replace their old broken stove.

In one year the tenants that would be able to take the stove with them kept them clean as can be. The other two tenants never cleaned off the grease from the burner plates or oven shelves. --47.156.xx.xx

It depends on the store. There are places where stores can buy dented items or floor models that have been sitting around. There are also cheaper versions of appliances. I go to an appliance store that has high end goods for wealthy Princeton NJ folk. I buy a good grade of appliance and they have been lasting. Before this, I went to another mom and pop and nothing lasted more than a few years without making a problem. Don't take any floor models except in the most dire emergency. Seals on fridges and AC units will dry out and break and there goes your coolant. Don't get a lot of electronics on stoves. Don't put a microwave over the hot stove. How would that last long? Avoid Frigeradaire appliances.

I find Kenmore and Whirlpool hold up nicely. I do believe nicer appliances gived my unit an edge over other rentals in my area. Nice appliances will look and live and rent faster to bettrt and tenants than plain jane simple cheaper looking and functioning appliances. --99.203.xx.xx

There is an independent new appliance dealer in my town. (The big box stores drove out all the other ones). He takes in a lot of trade ins, refurbishes them, then re-sells. I buy these old refurbished appliances because they are better built then the new ones. For example, I can get a used reconditioned washer for $250 and get plenty of life out of it.

I agree with Plenty. I like Kenmore and Whirlpool, especially the older models.

Coincidently, our 37 year old Kenmore washer at our personal residence broke down for the first time ever this week. I plan to get it repaired unless it needs a part no longer available. --67.143.xxx.xxx
