I rarely ever get self employed applicants applying. Don't remember the last one actually.

I have one who applied this morning who has been self employed for 6 months as a traveling beautician. Odd. Before that was 4 years employment at the same place. Neither of which are verified yet.

How do you all verify self employed in general? --50.107.xxx.xx

Couple of things: people who own their own businesses have business things like calling cards, advertising even if it is just an ad on Craigslist, and perhaps a sign on the side of their car. They act like business owners.

I require bank statements to prove income. If it is a real business, they might have income statements and an accountant.

I've occasionally had a couple of their customers volunteer to act as references (for what that is worth).

Six months as a traveling beautician isn't much time. I've known hairdressers that do home visits that make a really good living. On the other hand, I wouldn't accept a Mary Kay consultant, who is also a traveling beautician. --98.146.xxx.xxx

Genuinely self employed persons expect to jump through the hoops. They expect the landlord to ask for proof of income.

Also, the self employed tenants I've had just look and act like they own a business. They walk the walk and talk the talk.

Some one with only 6 months owning a business had better really have it together or they won't last. --98.146.xxx.xxx

I find most “self-employed” prospects are a cash business with no way to prove. 6 months means they have not filed taxes yet so it will be hard for them to show you documentation.l

Like Sisco, I don't rent to self-employed generally. But that is because my Class C units don't attract highly successful business owners. So it's not that I'm anti-self emplpoued, it's that most of these "small businesses" are so small they could disappear overnight.

If I were renting Class B+/A units, it would be a different story. A self-employed owner of a body shop with $3 million in yearly revenue that's been around for a decade is a whole 'nother ball of wax vs. a traveling beautician. --107.216.xxx.xxx

I would be hesitant to rent to this person, but my approach would be to ask them what proof of income they could provide and go from there to see if it's something that I believed was acceptable or not.

I general, I ask for the last two years of tax returns, but that wouldn't work in this situation. Most of the time they provide tax returns showing near zero in income but say they make a lot more than that but they don't report it. I tell them I can't count it if it's not reported and move on. --70.178.x.xx

The last guy was several years ago,no real proof of income but he had an LLC,business cards,pulled up in his work truck with ladder on the roof etc,he appeared legit and paid the roof for 2-3 years before moving with no problem.I did take a chance but I felt it was a good risk since he had everything to appear legit --72.231.xxx.xxx

A possible renter for one of my single family homes said he was a successful private detective. To prove this he allowed to me view his bank deposit book, stamped by his bank, total income over a few months, $84,000.

I then asked him to produce the invoices for those deposits along with copies of the clients payment checks. he could not produce a single document. Case closed, not going to rent to someone who:

1) Lies

2) Doesn't keep business records

3) Tries to make a fool out of me.

Any bank requires two years on the same job for a mortgage. You should require at least a year on the same job for a one year lease. I require one year but expect two or more. --69.80.xx.xxx

I’ve been self employed for decades......even before owning rentals. I still managed to get mortgages, car loans and any other financing I needed because I played by the rules. A lot of self employed people claim zero profit to avoid taxes and then are floored that nobody will loan them money, rent to them, etc. Can’t have your cake and eat it too. I will rent to self employed who can prove they can afford the home. --71.10.xxx.xxx
