I have single family houses and one duplex.

The tenants in the duplex are not getting along.

Both tenants just contacted me tonight complaining about the other tenant.

The male tenant has a son and the female tenant has both a boy and a girl. All the kids are elementary age kids.

Do I try to referee their issues or tell them to call the police?

The male tenant has a more difficult personality, but, ....

I would talk to them separately and bring a copy of the lease and talk about who is violating the lease. Make the bad guy the lease. Probably this is about noise or one child bullying another. More carpeting may help. Maybe a fence is needed. Carpeting deadens noise. Divide the yard in half with a fence if necessary. nhsailmaker said it best I think. They are making their problem your problem. If you want to have a conversation, then do so. DO NOT TAKE SIDES in the argument. At least to them. Maybe you can propose a solution to them, but make them be the ones to implement it.

The other approach you can take is to let them know if it's not bad enough to call the cops, it's not bad enough to call you. There isn't much you can do about a simple argument. All you can do is enforce the lease.

At the end of the day, if it's that bad, one of them is probably going to end up moving. For some reason, a lease doesn't hold people in place. They think nothing of just packing up and moving and dumping it on the LL. I do wish you luck. --68.102.xxx.xx

I haven't had this problem in years. I always tell them to figure it out. If they can't and I get involved, they both get evicted. I also tell them that before I get involved they have to make their complaint in writing with signatures. --70.178.x.xx

For those of us mainly owing multifamilies, duplex is like single.. there are only 2 parties involved, so no guess game..

This is like dealing with 2 kids who got into a fight and both tell different stories. You don't know who is telling the truth this time.

This is a top and bottom duplex - not a side by side.

Both tenants struggle to make the rent each month. The top tenant is an assistant manager for a fast food restaurant. She makes $15/hour. Her 12 year old son has behavior issues. She is 30 years old.

The downstairs tenant is working the system - on disability and gets lots of assistance from aid agencies. He has a 6 year old son who has behavior issues. He is 62 years old.

The bottom tenant complains about noise from upstairs. The upstairs unit has hardwood floors and no carpet. Yes, the downstairs tenant can hear when the upstairs tenant walks around.

The bottom kitchen smells bad. I do not know what he cooks, but, it smells bad. Those smells work their way into the upstairs unit. He has clogged the drain with cooking grease - he just pours the water from cooked hamburger down the drain.

It sounds like both tenants have cussed each other out.

MMIT, time to clean house, why would you get involved with this. You have a 2 family that is filled with PITA tenants that have trouble paying rent and cause you money in repairs, “downstairs has clogged the drain with cooking grease and stinks up the house” plus both have kids with behavioral problems, cut them loose and screen better on the next round. Correct the hardwood floor issue with AREA RUGS and padding, not W2W. But the downstairs tenant WILL hear the upstairs, no matter what. Just like a person in the city will hear the garbage trucks and police cars, they just have to learn to live with it. My son lives near the TRAIN TRACKS and we have all learned to ignore it totally.

So your bottom tenants need to be TOLD UP FRONT that living downstairs has its disadvantages! Also advantages: no stairs to climb.

And I wouldn't say cooking smells, I'd say a guy trashing your drain system...
