A mistake was found on a HUD-1 for a closing today. I would be the seller. My question was if I found that mistake after the closing... is a title company obliged to fix it?

maybe yes, maybe no.
I'm betting you signed something that says you've agreed all figures and correct and final with no changes to be made. It also depends if buyer has a lender ... they may not permit any changes. A good chance if it was something worth fixing, you will be told to work it out with buyer, if they agree.

Start with the title company and ask what the process is. They may tell you that you signed something agreeing to all numbers. In that case, you're stuck. If not, find out the process and decide how big of a pain it is compared to how big the error is. --68.102.xxx.xx |
