What does the box "rent reserved & due has, upon demand, remained unsatisfied" mean?
I always check it. Magistrate never mentions it. Not sure what it is. --72.70.xxx.xx |

It sounds like, you have asked for the rent and it has not yet been paid. --24.20.xxx.xxx |

that's what "rent remaining due and unpaid on filing date in the amount of $xx" is. so redundancy? doesn't really matter I guess. --72.70.xxx.xx |

Nicole, I had a 20 year court secretary tell me I had to give 10 day notice. I told her no I didn't. She said yes I did. I said no I didn't, it's waived in the lease and the option is selected right here on the filing paperwork.
She said working there 20 years she never knew that was on there to select.
My guess is you're fine. --50.107.xxx.xx |

I've always used that area for the unpaid rent . I think the distinction between the two lines is the arrears at the time of filing go on that line. The other line is for additional rent that has accrued since the initial filing. You can't complete that line until you're in court. To be clear, the form I'm looking at has "Rent remaining due and unpaid on the filing date" and another line for "And additional rent due and unpaid on the hearing date". These are the captions on the most recent version of the form at PA Courts.
I hoping to not have to use that form again for a long time. Locally, they changed the form to make it clear whether you want possession now or get it when they don't pay. --209.122.xx.xxx |
