Was just doing some updated accounting for the four turnovers we had recently.
One tenant had major major damages at his place - they were not his fault but had they been reported promptly maybe it wouldn't have been so bad. We charged off his entire deposit and billed for more - and they PAID IT!
Next tenant hadn't paid a few utility bills, so those were deducted, but otherwise no damage and clean clean clean.
Next no damage at all except he did not do a final mow and the grass was too high, so I paid our guy to do it before the new tenant moved in. $50 deducted, otherwise full refund. Clean as a whistle.
Finally the last one, the water bill came in just as he was leaving, so that was deducted and a guesstimate for 12 days on the next one, otherwise no damage and clean, ready to occupy. New tenants in fact moved in the afternoon he left!
It's nice to be able to write those checks.
