Nutter one baby! Where is Cimba?

Got another flip house under contract this evening. That is five for this year so far. The sellers texted me the other day and asked me if I was interested in buying a property. (Handyman ad) I said yes and got the details about where it was. My flip partner did a drive-by and actually looked at the wrong house, which also needs work, so we will pursue that one as well.

It took a couple days for the sellers to be able to have the time to show us and we finally made it over there yesterday at 12:30. Before we went, I asked them what they wanted for the house and they said 120,000. So I called my partner to see if he looked at the right house and ended up looking at the wrong house. So we were hesitant on going to even look at this property.

When we were on site yesterday, I played stupid and asked the seller again what he was asking for the house. He said 100,000. That's the first $20,000 drop. I asked him two different times what he wanted, 2 different answers.

The house need work. Mainly cosmetic. Between 40 and 45,000. I told him that there was no way we were going to get to 100,000 and asked him what he would take for it if we paid cash and closed in two weeks. He said the lowest he would go is 85,000. That's another 15,000 off. I just shook my head and looked at my partner and said I don't think we're gonna get anywhere near that. Then I shut my mouth.

My partner is a bit of a chit chatter, so he talked with them for a few minutes and I pretty much stayed quiet after that and inched my way towards the door and we finally got in the truck and left. We discussed it a little bit on the way back and he wanted to go in at around 70k and I told him I wasn't even going to text him back and let them sit on it for a few days to see what would happen.

Well sure enough, it didn't take too long for them to get back to me. They texted me today to see if I thought about it anymore. I told them that we did think about it and we wouldn't be able to come up to 85,000, but we could get close and if they can't sell the property in a month or so to give us a call.

* at this point I still haven't mentioned any number.

They texted right back and asked me what I would offer. I told them high 60s, 67 or 68,000. They text me back in a few minutes and said would you go 75,000? I said the highest we will go is 70,000 and close in two weeks. You clean out all the contents. There's probably a 40 yard dumpster worth.

They texted me back and said would you do 72.5?

So I waited about 20 minutes and let them sit on that offer for a while and said no the highest we're going to go unfortunately is 70,000.

About five minutes later they texted me back and said we will do 70,000 in two weeks and clean everything out. And then they asked so what do we do from here?

Then I said welcome to my world kids!

No, just kidding.

I said all we have to do is get together and sign an agreement stating who is buying, who is selling, the address in a few minor details. And we can meet you in about an hour.

They said fine, so I type something up and call my partner and went over there and met them and sign the sales agreement.

They own a pizza shop, so after we agreed on the price of the house, I asked them if they could put in an order for two pizzas, one large mushroom and one large pepperoni and I would pick it up when we were signing the sales agreement. They said sure!

So I went to sign the sales agreement and got dinner at the same time!

I went up $3000 on my offer and they came down $50,000 on their asking price. And to think, I was hesitant on even going to look at this house because what they were asking for it.

Back in 2010 or 2011, I took another house from 80,000 asking price down to 30,000 simply by telling the lady I really didn't want the property.

On the way home from the pizza shop I told my wife, "You know what? I bet I could've got it for less!" --50.32.xxx.x

No, don't have any percentage rule. Those things can get in the way of deals.

I prefer to be more fluid and find ways to get it done versus trying to fit every unique deal into the same box.

Doesn't work like that.

If I can do next to nothing on it, I'll take less profit. If it's an overhaul, I want more.
