Served them notice to vacate 1st of May. They had till end of June to move out. They are doing nothing but causing problems. Court date is end of July. I just want them gone. No, I am not doing cash for keys, it would not work anyway. I have lost faith in the court system as I got an illegal ruling last fall. But in all my previous cases for possession, it was no pay, no stay, get out , per the court. There are no minors in the house, unauthorized occupants and pets. They now owe another months rent. So just hoping for the usual run of the mill, 10 day execution that I have always gotten. Experienced MA landlords, have you always gotten what you expected to get in court as far as possession? --73.227.xxx.xxx

In the hood the judge ALWAYS gives them a "chance" to pay and/or time to find another place ... that's the FIRST court date. The second the execution is issued (10 days later).

Fortunately I haven't had to move a dead-beat in years. Rumor is we no longer have to pay for storage .... but I haven't experianced that yet. All my moves have included storage. :( --75.67.xx.xxx

About 4 years ago the court built sort-of an aquarium where the tenants and landlords would gather to discuss how much more was owed since filing, This is the mediation room explain the late housing court judge less than a year before he passed an untimely death, I asked why would anybody go there when we already have an agreement that resulted in having to come here I asked - this should be erected in banks so the tenant can get money to pay the small business person, but a new arm of the court was already established behind the scenes giving tenants a new face to cry with when they are being evicted, all the more reason to have this in the banks not the courts. --76.188.xxx.xx

I am becoming convinced weekly pay motels and rooming houses are the way to go. You have to pay the bed tax and licensing, but eviction in most states is simply a matter of turning off their electronic key and calling the police if they don't leave. --47.216.xx.xxx

Steve, me too and I am hoping that this will be the case as well. They were given by upcoming court date, 3 months to find a new place and now owe rent.I dont see it going well for them and in previous similar cases, it did not.

I just evicted someone last week for non payment. She tried to claim she had a worker's comp case where she was "waiting on a check" a couple of weeks ago. She got a reprieve when her niece paid the rent for her. Come last week, she didn't have it again and I told her to get out the following day. She cleaned her room, left it in decent shape and was gone. They are fully aware of the rules, so you get a lot less BS and they behave much better.
