Any tips to remove dog smell after turnover?
The tenant who moved had 3 dogs on lease and I later found out they had 4 small dogs.
Charged $450 fee when they moved in.
Not worth it.

If you have carpet, it has to go. I’ve tried to save too many and learned a long time ago to not even try anymore. Change it and bill the tenant , you may have to prorate a bit. --75.141.xxx.xxx |

Get rid of carpets.
Use a black light to check walls, doors and cabinets and floors after carpets are gone.
Use the enzyme spray.
After it dries and everything is clean, seal the floors with shellac sealer (Kilz or Bin or Zinsser) TWO COATS. Dry in between coats.
New floor coverings. Whatever you use. Maybe just paint the floor. NOT MORE CARPET.
If tenant wants carpet, tell them to buy their own area rugs, whatever size and color they like and to take these with them when they leave.
On the walls, cabs and doors, use the enzyme cleaner first then more paint, stain then clear shellac.
When you do regular inspections, check for odor and damages and immediately charge them if you find any. If you don't charge immediately when you find damage, you likely will NEVER get the money.

Is it a dog urine issue? I just used nature’s miracle urine destroyer with very good results. My application was carpet though. Not sure how it would work with the allure. If it’s not a urine issue, I’d try an ozone machine. --24.147.xx.xxx |

Matt,
What does your lease say?
My lease is clear: $150 NonRefundable Animal Registration Fee plus $35 per month per animal. Minimum 12months. Unauthorized animals are billed retroactive to the beginning of the lease plus a $350 fine.
$50 per hour for cleaning.
Charge them!
$600 = $150 x 4
$1680 = $140 per month x 12
$350 fine
$2640 minimum. More if they were there longer.
Odor: the odor is also in the air ducts. Spray what you can reach with OdorXIt. Same with the subtle cracks in the Allure.
Are you now convinced to do a 2 Minute In Home Visit prior to final approval on EVERY app?

Brad, I thought someone here mentioned a while back that landlord can charge fees but can't fine tenants.

I plan to spray OdorXit on the floor (Allure) and some in the air duct. then let it sit over night.
any problems with Allure having OdorXit for over-night before mopping?

I’ve used an ozone generator on smells successfully. But, it took a while, and I had also been doing other things, such as the cleaning. And, if you can get any sunshine into the space, that helps too. ( not that there is a lot that can be done to get sunshine in, just open the blinds...) --70.92.xxx.xxx |
