We have the upper floor in a a free standing duplex for rent. I am getting a lot of resistance from prospects about the rental being a duplex.

Any ideas how i can promote it better.

What's the problem with it being a duplex?

For example, here-- multifamily housing is equated with government rentals, which is equated with pests and trashy neighbors. Whereas where I used to live, in FW, duplexes were just a normal option, and were maybe a step below sfh's and a step above apartment complexes.

What are they wanting that they're not getting? Are they wanting yard access, but the yard belongs to Downstairs? Are they upset about having to coordinate yard care for a yard they're not using? Is it a question of not wanting to walk up stairs? Is it a question of soundproofing, and they're not wanting people below them?

It's an up/down duplex... but what specifically are they wary about? --96.46.xxx.xx

I have had trouble keeping people in a second floor in a duplex. Add a mini split, have great carpeting, make it look fabulous, add a deck if it doesn't have one. Mine does. Make it spectacular. I also added laundry service. I take tenant clothes to a wash and fold and pick it up and deliver it. And that is worth a rent increase of $225 from last tenant's rent.

I have a similar problem with some PA duplexes. Everyone wants a nice SFH with a yard.

I make those duplexes shine and add a lot of value with perks such as laundry, decks, accepting pets etc..

First, make sure they know that to begin with by stating it in your ad. If someone does not want a duplex, you aren't going to sell them on it and you shouldn't because it will backfire for you.

As long as they know to begin with that it is a second floor of a duplex, you can sell them on the best parts of that unit. Balcony/porch, great view? Privacy? Lower heat? whatever makes that unit better or special. --108.4.xxx.xx

I had several rentals at the same time. One was a duplex with 3 bedrooms and three bathrooms with a two car garage and back yard total size 2250 square feet. Another was a house with 4 bedrooms and 2 bathrooms, size only 1570 square feet.

To save time I listed both rentals in the save venue. All of my applicants looked at both rentals and wanted the DUPLEX over the Single Family Home. Why? With the duplex the gardening, watering and yard is the responsibility to the management. With the home, the tenant had to deal with the exterior themselves even though I provided a weekly lawn service. --47.156.xx.xx

In line with what Wi House states, try "Stacked Duplex" or "Vertical Duplex" to describe it.

Personally, I have a mindset that apartment is smaller than duplex. Plus people either look for houses or apartments. No one looking at apartments will be interested in a duplex. --108.69.xxx.xxx

I also include the sq footage, (in my case 1450 sq ft) so prospects know it’s not a small apartment. When I hear duplex I think of a side by side house with each having their own separate entrances, garage, and yard space, if you know what I mean. --174.242.xx.xxx
