Funny response! I don’t respond to texts while in church!

My 3 Day Text goes out THE DAY the rent is late.

Since implementing ZERO TOLERANCE ON LATES we went from 26 late payers each month to 0 or 1 each month.

THEY PAY if they believe there will be consequences.

If the rent was due on the first, by not sending notice on the second you indirectly told your resident that timely payment is not important.

I’m not a lawyer but if the LL is in a state that requires a 5 day grave period that LL could still send an UPAID notice on the second.

Does this res convince you to go to autodraft? You’d have the rent and no silly texts.

I'm with Brad & gevans. I work to establish a cordial but firm business relationship with tenants, and that means only dealing with business issues during business hours. Communication is initiated and/ot responded to on my side between 7 AM and 6 PM, Monday thru Friday, and between 9 AM and 2 PM on Saturday. Emergency issues ONLY outside those hours, and while rent payment is critical, it doesn't fall into emergency like a plumbing repair.

I'd probably wait and see what happens today. I mean, you text someone on a Sunday of a Holiday weekend -- I'm not sure what you expect. :) The fact that he acknowledges the late fee tells me that he understands how that works. I would likely text him again today (Monday) and say something along the lines of "Just wanted to make sure you're paying the rent and late fee today." If they do so, great, enjoy dinner on the late fee.

If not, do whatever you normally do for non-payers.

(Note that I would have already texted him BEFORE this weekend in real life -- instead of waiting until the 7th and doing it on a Sunday.)

I'm doing a double take on what myob wrote. Is it that the newish tenant is late for June? Is it that tenant has to pay late fees for June plus rent for July? I'm guessing that it's the latter. Nevertheless, it's so telling that the guy tried to use religion to not pay the amount due to you. Please oh please post a Pay-or-Quit notice right now or start eviction proceedings immediately. Deadbeat tenants usually are untrainable, and their behavior will degrade and not improve.

Before signing a lease, did this tenant show any signs or have any court judgements or have a bad credit record?
