Well, here's a new one for you. Relatively new resident late again with his rent. I texted him about an hour ago and his response was----he knows about the rent and late fee (from last month) but he is in church and this is a holiday. How would you respond or would you respond? --24.233.xxx.xx

No need for you to respond again. He didn't give you an answer you can use (such as rent will be paid tomorrow) so proceed with whatever you would normally do if he didn't respond at all. --72.70.xxx.xx

Who cares. I would've texted him last week.

Tell him it was due the 1st and you'll be filing for eviction Tuesday morning. (If allowed in your state). Or however soon you can. --50.32.xxx.x

Start eviction. New tenant is in testing phase and he didnt pass the test, failed, get rid of them. He also has no respect for you. I never tell a tenant I am evicting them, I just do it. --73.227.xxx.xxx

Take the rolled up newspaper that your tenant just used to hit your nose and keep you in line-- take it now and hit his nose even harder. Who in the heck is running your business-- YOU DID SAY LAST MONTH is owed-- my gosh. Take the advise here and get the legal part going.. Maybe there's hope you can get your property back. --99.103.xxx.xxx

melinda,

Funny response! I donít respond to texts while in church!

My 3 Day Text goes out THE DAY the rent is late.

Since implementing ZERO TOLERANCE ON LATES we went from 26 late payers each month to 0 or 1 each month.

THEY PAY if they believe there will be consequences.

If the rent was due on the first, by not sending notice on the second you indirectly told your resident that timely payment is not important.

Iím not a lawyer but if the LL is in a state that requires a 5 day grave period that LL could still send an UPAID notice on the second.

Does this res convince you to go to autodraft? Youíd have the rent and no silly texts.

Only communicate with your tenants (especially new ones) during normal business hours.

Hopefully already today you have sent them a late notice and/or filed for eviction.

The only response you need is money in the bank. --69.80.xx.xxx

Tell him you're Jewish and the holiday ended at sundown on Saturday. ;-)

Kidding.

I'm with Brad & gevans. I work to establish a cordial but firm business relationship with tenants, and that means only dealing with business issues during business hours. Communication is initiated and/ot responded to on my side between 7 AM and 6 PM, Monday thru Friday, and between 9 AM and 2 PM on Saturday. Emergency issues ONLY outside those hours, and while rent payment is critical, it doesn't fall into emergency like a plumbing repair.

Back to your problem: he's putting you off. Probably doesn't have the money. Begin eviction procedure immediately today. --107.216.xxx.xxx

Hah. Tell him you are Jewish. Or better yet, Atheist. (Kidding. Don't respond except with notice to pay or quit.)

Church is no excuse for not paying the rent. In fact, it's like the WORST excuse I can think of!

And I bet if something needed fixing at his place, he would call YOU on a Sunday without a second thought. --50.82.xxx.xx

I'd probably wait and see what happens today. I mean, you text someone on a Sunday of a Holiday weekend -- I'm not sure what you expect. :) The fact that he acknowledges the late fee tells me that he understands how that works. I would likely text him again today (Monday) and say something along the lines of "Just wanted to make sure you're paying the rent and late fee today." If they do so, great, enjoy dinner on the late fee.

If not, do whatever you normally do for non-payers.

(Note that I would have already texted him BEFORE this weekend in real life -- instead of waiting until the 7th and doing it on a Sunday.)

If heís such a good Christian why was he texting from church? I call BS, he was just trying to turn the tables and make you feel guilty for asking him for it. If he didnít want to be bothered on a ďholy dayĒ he should have paid his rent! As others have said, why did you wait so long to inquire though? --174.192.x.xx

in church (by Salernitana [CA]) Posted on: Jul 9, 2019 12:28 PM

I'm doing a double take on what myob wrote. Is it that the newish tenant is late for June? Is it that tenant has to pay late fees for June plus rent for July? I'm guessing that it's the latter. Nevertheless, it's so telling that the guy tried to use religion to not pay the amount due to you. Please oh please post a Pay-or-Quit notice right now or start eviction proceedings immediately. Deadbeat tenants usually are untrainable, and their behavior will degrade and not improve.

Before signing a lease, did this tenant show any signs or have any court judgements or have a bad credit record?

Best of luck, and please share what happens. --73.93.xx.xx
