On vacation beach side in Maine with family and I'm sending out electronic lease renewals.
(Do I have a problem or am I just an entrepreneur??)
Of course fun is being had but the brain starts moving when I slow down and it got me thinking of how things progress in this business.
For a not tech guy to embrace my Chromebook is proof of that.
So what have you fellow ll's found to be helpful and or drive love ones nuts talking about ha? From Google to plungers on move in all goes.

Your doing better than me. Took me 4 months of using buildium to finally use the website and application feature ha.
I use dotloop for all the required forms of Ma, lease, Surrender of possession on move out and a holding tank for all important docs. Allows all parties to sign one doc from anywhere with only an email. One cool feature is you can see if the viewed it in the activity log. I sold a building and was blown away by the easy. The realtor had it.
Again I'm not a tech guy so paying some coin to get a system already set up that I can use and change/add to is easier for me.

There are multiple free or inexpensive ways to "sign" PDFs or other online documents electronically. I haven't collected a hand-written app in almost 18 months since starting to use an online application company. The tenant uses their finger on a touch screen to sign it, or clicks an "adopt my e-signature" button that creates a nice cursive font looking "signature."

I hate to say it Brad but I think your right. Although able to talk with anyone I feel as if the only ones I truly connect with are fellow ll's. Schlage keyless entry is one of my more helpful moves. Started changing deadbolts over 4 years ago. 14 of 16 units now have it. No changing locks at move out, no rekeying, no losing keys, and no lockouts. Tenant moves out? Delete code, add new one. Maintenance going in? program maintenance code. --172.58.xx.xxx |

Cell connected tablet let's you do nearly anything.
Great use is zillow - you just set it on houses for sale near me and it will pull up the prices as you drive along.

I've started using jotform as a "pre-application" tool...sort of a self-screening mechanism. This has worked well for me in several ways.
1) The really bad applicants won't take the time to fill out even the basic form (takes about 2 minutes)
2) Tire kickers don't take up any of my time, as they have to put in just a little work and won't do it unless they are serious
3) I can get a sense for how well they follow directions and how fully they provide info before I even call them for a showing
Google voice has also been extremely helpful to keep my personal phone number private and avoiding many phone calls.
