Do any of you have an Administrative fee clause in your lease?

Basically for the resident that you find yourself repeatedly having to send emails, letters or post on their door reminding them of the terms of the lease, etc... The resident that has already been given a "gentle verbal" reminder. A little 'wallet' training.

If you do, would you be so kind and share your verbiage.

I too don't usually have this type of resident, either.

But every once in awhile things come up.

I realize a lease is not to be punitive... but school of hard knocks has taught me that a line or two here and there in your lease gives you recourse.

Think about, aren't Traffic tickets really just "wallet training"?

Yes, only in my rough area Family Oriented Rentals that will become over run with expanding families, I have a Fee schedule for abused items that need to be repaired.

Example, a two bedroom rented to a family of 3 become a rentals with a family of 7 withing 5 years. The addition of kids and siblings to the tenants.

From a shower and/or toilet being used 6 times a day -- it gets abused by 35 times a day. Six times the use. A shower cartridge/washer that could last 1 to 5 years only lasts a few months. Over tightening, etc.

So I'll charge a small fee for these repairs. When the tenant protests, I'll stop charging the repair fee's and then raise the rent 10% for each added occupant... Doing the math, the tenant now is paying through the noise... --47.156.xx.xx

I have a full page of minimum charges and fees as a page of my lease that covers everything we've encountered in 35 years of SFH owning / managing. Not much isn't there. Tenant agrees prior to move in what they will be charged at move out for items listed. So no big surprise on colection day.

We have mention in the body of the lease itself court admin fee's for every day use. File a dispo 60.00 admin, pick up rent 25.00. and the such. --99.103.xxx.xxx

You'd have to be more precise for me to give a full response, but...

If it's just emails and phone calls, I consider this a part of overhead that is built into my general workload associated with owning rentals. It sounds like you're talking about an excessive amount of this, which would indicate a problem tenant. If so, then I'd need to understand more about why they are contacting you and expecting a response. If it's to clarify something in the lease, there's no way I'd charge a fee for that. If it's to complain about something, then either address the issue or tell them you're not going to address the issue...and get closure. If they refuse to "let it go", then you have to determine if they are not following the lease and if so, evict them. If they are not violating the lease, then maybe you should raise their rent when permitted by the lease to account for the extra work you are putting in. --99.92.xxx.xxx

$35 to deliver/post a Court Summons (eviction paperwork).

$200 to prepare docs for court.

$35 trip charge for lock outs or missed appointments.

$5 to swap lock cylinders. I want it cheaper than buying WalMart locks and throwing mine away.

If we have to go to court our residents know there is an administrative that clearly states the fee of $450. We have discussed it with the judge and he has approved it. That administrative fee allows for not only filing the eivction paperwork but also the huge amount of time in the collection process. WE have some pretty tough customers sometimes but this is our way to show them that we mean business if they screw up. Our clause just saws if we have to file for eviction and win in court there is a $450 administrative fee that will be added to the judgment. IT is only fair in my opinion, i would charge more but the judge would not approve it. Our state also allows 8interest in a judgment. Now, who in their right mind would loan money out to a person who does not pay their bills at only 8%. If anyone is interested in getting a large interest rate I will sell these judgments to you so you can get that kind of interest. --68.39.xxx.xx
