For those of you that do lockbox showings, how do you deal with people who track dirt and mud and rainwater into your house? If it were just one person, you could clean up after them, but presumably you'd have multiple groups come look without being able to clean the floor in between. This would make a poor impression on the next groups that come and see floors with muddy shoe imprints on the floor.
I don't do lockbox showings, and most of my houses have very nice hardwood floors. This summer I'll have three with newly refinished hardwood floors. I use the rolls of disposable paper drop cloth and tape them down with painters tape. Even then, if you don't instruct people, they will wander off the drop cloth paths to check out closets or peer out windows. The little kids will just run around unabated.

When I sold FSBO there were people showing up who just wanted to case the place or steal small items. I would never do a lockbox showing after what I saw from my FSBO selling. I typically run around to the vacants once a week and do a quick look/spruce up. The surprising thing I have found is I typically don't have to do anything. They take care of it pretty good. we never allow access to our SFH's unless management is on site. They can come look through the windows (most of our places are ranch (one level)
I have my mman trained in how to allow someone to come in. He also has blank apps with him.

One of the many reasons I don’t do lockbox showings. However, weather happens. I have Waterhog rugs that I use for every vacancy. They are very useful, particularly in the winter. They are the ones the nice hotels use at their entrances. Expensive but last for years. The navy color matches everything and shows nicely against the shiny hardwood. --71.10.xxx.xxx |

I do not use a lock-box. But when I'm having an open house and people are going to trample on my floors with dirty shoes, I do the following:
I provide a front door mat with horse hairs or bristles so the people can wipe their feet. I also put up a sign saying, "Please Wipe Your Feet, OR Take Off Your Shoes".
I also put cheaper mats at all other exterior doors so if someone walks outside and wants to return they can wipe their feet.

I seldom have a vancancy last a week.....is that due in part to lockbox showings? Hard to quantify, but since I quit my job as a doorman my vacancies are shorter and evictions are far fewer.
I think that the people who refuse to follow text instructions for viewing and applying are the same people who track up the floor.

Go buy the big bulk wrapping cellophane like you get at Uhaul to wrap sofas or odd items. The plastic is tough, transparent, and somewhat sticky on one side so it will stick to the carpet or hardwood without damage. People can see under it so they know you're not hiding anything. Make a trail of it along the pathways. Most considerate people will stay on the path. There's nothing you can do to stop inconsiderate people from tracking except hover over them. --108.69.xxx.xxx |

Step 2: Once a week: broom, mop.
$20 worth of material and labor per week. Pay my cleaning gal to do touch ups like this.

I once had applicants take off their shoes to reveal socks that had never been washed. They were almost black with grime. Dirt was falling off of the socks like Pigpen.

-where is this mud coming from? We clean of sidewalks and porches leading up to the home
-for YEARS we simply left the homes unlocked with MINIMAL issues. Untold number of people tromped thru every home. Our biggest problem was tiny wet leaves in the fall being tracked in when certain trees let go for fall. No biggie.
ALWAYS a foot rug inside the door.
-then we published code 0000 for all lock boxes. No problems. (Except the idiots who did not read the code posted on the front door flyer but broke in the rear door!)
-2 years ago we suddenly had a rash of squatters in winter so we changed to releasing the code AFTER partially approved application. Now only 2-3 famlies go thru the home. We have copies of their driver licenses. They text when entering and again when locking up.
They know WE know they were there.
Must add: lockbox showings are not for every LL’s personality or neighborhood. It requires “letting loose” a bit because the same things happen as with open houses - cig butts, drink cups, lights left on...
This system helps us rent faster and with less labor.

David, I have a sfh with a wood entryway. When my tenant.moved in during a snowy January, I put old carpet down to completely cover that floor, plus a mat outside of the front door. I told the tenant to let me know when he wanted them removed. 4.5 years later, he still has the PINK carpet and the Christmas mat.
