Found for rental units it will cost more upfront where install the washer less type of faucets which do not leak very often. A Niagara flapper less toilet does not use a flapper which tends to leak after a while. For faucets the ceramic disc type uses one cartridge which if leaks can to taken apart then clean without changing cartridge. --147.194.xxx.xx

Washerless faucets don't leak very often for me either but when they do sometimes they get stuck in the on position and will flood the room and sometimes it's in the hot position. And then the plumber charges $400 to change the cartridge. I'll take the washers. I can change them myself. Those cartridge faucets are a gift to plumbers. --173.61.xxx.xx

It is a multi 4plex, but I confirmed with the other tenants that they had no leaks. This tenant also said she did not have a leak, but then a month later the plumber saw and heard it. I pay water for all units.

This happened once before with different tenant, now gone, and it cost $2K in water charges.

Changing out a ceramic disc cartridge is not that difficult where anyone who is handy can be done easily or view some videos on You Tube. With washer faucets if the handle is turned tight the washer starts to wear along with seat maybe become damaged. Once that happens then the faucet starts to leak. Often had ceramic disk cartridge faucet for more then ten years where did not even change a cartridge. Here the local HD store has ceramic disk cartridges in stock where the cartridge is changed free of charge. If water is included in rent then the tenant will not care if the faucet or toilet is leaking. Have a washer type of bathtub faucet in the basement bathroom of the house where going to change out to a pressure balanced single ceramic disk faucet. On and off have changed washers and seats. All the other faucets are washer less. Also in the house have a Niagara flapper less toilet where has not leaked since toilet was installed. --147.194.xxx.xx

Since your paying water bill get the past bills together and figure the up tick difference-- bill the leaker that difference. They knew it was leaking and as adults under contract you surely have a clause that tenant is responsible for maintaining good and operational plumbing in their unit? --99.103.xxx.xxx

In the town where my apartments are located, they installed meter reading devices that give me a daily water consumption usage. I have a text alert that sends me a text when the previous day's usage exceed a certain amount. I set it for 25% above the monthly average. Works great and I can see issues within 24 hours. --12.53.xx.xxx

This happened to me during an eviction - tenant left the bathtub running for 3 weeks. Had separate water meters installed by the water district at $3k each to my 4plex plus the cost of plumbing separate lines to each unit - now all the tenants pay their own water bill. No surprise water bills now! Should have heard the tenants complain about the increased utility costs - I know how you feel! LOL --201.140.xxx.xx
