I keep getting calls from someone who wants to buy the Cute Cape Cod. Yesterday an Oriental woman called and said her boss is interested in buying my building at 513 Blahblah St. I explain that it is not for sale since it is a rental and I make a ton of money from it. I suspect it looks a little to leafy and maybe someone thinks it's not being cared for. I like bushes and trees etc and don't trim them into shapes. So today I get a call as a voice mail from a "private number" and the guy is telling me how he is going to give me cash and won't need anything repaired and call him back so we can talk about it and set up the closing. He has a deep, old man voice and he sounds like he is salivating and panting over trying to get my building!! Of course I can't call him and tell him to go away because half of the message isn't there and his phone number says

"private". How about that? It's a little scary. I hope he's not lurking at my building looking around. Some of you prospect for properties. I know you would never behave like that. --173.61.xxx.xx

Maybe they have it mixed up with a distressed property.

I've had several people want to buy my office/warehouse building. It is well located, above all but a worst case flood, on a busy but not crazy traffic street. I just tell them it isn't for sale, yet, but it will be at some point, then offer to keep their number.

All the easy stuff got snapped up 5-10 years ago, so I have no doubt many of the latecomers are doing their best to get on the bus, but they're going about it in an awkward way.

I also see that the guy is taking it for granted that of course you want to sell--- because people's default nature is to be agreeable and go along with stuff. But he's skipping about six or seven conversational steps to get to that point! :P

Whether it's friends, relatives, or strangers, I generally don't tell anyone that I make "a ton of money" from anything. :) If I talk about anything, I'm happy to talk about all the expenses and headaches--- and then they're quick to change the subject! :P

But when you're not wanting to play passive-aggressive conversation games to get other people to abandon a subject that isn't their business--- sometimes, the best answer is a straightforward, "No. It's not for sale." And then you hang up.

For me, all investment property is potentially for sale. Offer me the right price and I’ll sell.

So, for my 3/2 that someone approached me for a few months ago? Sure I’ll sell, for the right price. But I’m not giving it away.

How much do you make off it a year? I mean the full rent amount, or gross. Multiply that by 100. Now multiply by 3. Are you well above the expected value? There is your asking price. The worst that happens is you get a nice check. No need to dicker on the price. Take it or leave it. --64.251.xxx.xxx

I can't read the phone number in the sunlight but I pick up all calls because it might be a tenant with an issue that needs to be fixed right away. Learned that over 25 years of landlording. If they are locked out they might break a three hundred dollar window to get in. Answer the dam phone. Another reason I can't sell Cute Cape Cod is that I had an underground oiltank closed there. I have a certificate. However if someone's mortgage company wanted that out, it is leaning on the back cellar wall and there is a very high water table there and it would cause the basement to take on water. In NJ they will track previous owners and make them pay for tank damage if there is any oil there. I don't want to play Russian Roulette with the EPA. I could lose everything if a contractor removed it who decided to toss a little Number 2 oil in there so he could keep on digging. I have seen photos of houses and basement up in the air on supports because a contractor was digging oily clay out from under them. It's much simpler to say, no thanks, I am making money on it. I find it insulting that someone thinks my nice full trees out front look uncared for. F them. I am gonna make them feel bad somehow. --173.61.xxx.xx

Ally, there is a very good possibility that they never even saw your house. So your landscaping has nothing to do with it.

This what I do. I say sure, I'll sell it and this is the price I will sell it for. The "we buy houses" people are hoping to buy it for one tenth that price, so we are pretty much done at that point.

In your case, give them a high price and also that they must sign a certificate that they will assume all liability for removing the oil tank. --98.146.xxx.xxx

AllyM, I have been getting many of these calls and the mail! Oh! Tons of postcards, letters . Some are insulting, implying the property is not well-maintained, but most stay professional. I just assume now that the ones who are insulting are those people who took a seminar on how to make millions in real estate using yellow letters. They have their business cards, their coaches, and a lot of RE meet-ups to attend. But, nuthin’ else. The letters I get from some that I have met who are successful are the ones who just put the interest out there, but they have some manners about it.

I don’t give their insults much heed anymore. But, I do wonder if I could give their phone number to the other annoying letter writers. Maybe I'll send a postcard back saying, ‘ yes, i’d love to talk to you about selling my house . But give them no address, just the city, and the phone number of the other annoying wannabe RE moguls..... --208.54.xx.xxx

Thank you for the great help! I do know that on Google Earth, that house can't be seen from the street for the trees in front except for the garage door. I saw that when I was buying a new fridge for that location. The store googled it to show the delivery crew what it looked like. So if they are doing Google Earth to identify properties, that might have provoked the call. I get lots of cards also and did get a call about a month ago from another guy. I told him $325 K and he said it was too rich for his blood. Of course I will not sell it. Not sure getting someone to sign a document to take responsibility for any oil issues would satisfy the EPA. The law, at least in this state, is that they pursue money from ALL owners going back to the original owner to fix any damage to the soil by an oil spill. --173.61.xxx.xx

I have gotten 20 or more phone messages saying “Hi this is Sarah, I’m trying to get ahold of you to buy your house. Please give me a call back.” That’s it, she doesn’t leave her phone number. I could look on caller ID and get the number. And I wonder if that’s their gig, because anyone that calls back must be motivated enough to look up the number.

I like your formula Barb, maybe I’ll answer the phone and use that next time. Let’s see

Little bit funny ... had a duplex on the market in earlier this year. Was getting 1/2 dozen typical "yellow letters" (I buy in your area). While the place was listed in the MLS.

55 cent stamps .... seems pretty wasteful if you're not following thru.

This is the place where the previous tenant was trying to sell junk cars after he was trying to start a car detailing business on the property and trying to repair motorcycles and stinking up the whole place. He has been gone since March. I told them I was getting a lawyer and they left. New tenant is about the same age but better quality. --173.61.xxx.xx
