We would like to go paperless and have applicants/residents sign leases and other documents electronically. What solutions do owners or managers use these days?

Id suggest you first check with CO state law to be sure they allow electronic signatures for real estate...

Federal says yes

FEDERAL; E SIGN ACT & UETA (UNIFORM ELECTRONIC TRANSACTIONS ACT) EMAIL

SECTION 7. LEGAL RECOGNITION OF ELECTRONIC RECORDS, ELECTRONIC SIGNATURES, AND ELECTRONIC CONTRACTS.

(A) A RECORD OR SIGNATURE MAY NOT BE DENIED LEGAL EFFECT OR ENFORCEABILITY SOLELY BECAUSE IT IS IN ELECTRONIC FORM.

(B) A CONTRACT MAY NOT BE DENIED LEGAL EFFECT OR ENFORCEABILITY SOLELY BECAUSE AN ELECTRONIC RECORD WAS USED IN ITS FORMATION.

(C) IF A LAW REQUIRES A RECORD TO BE IN WRITING, AN ELECTRONIC RECORD SATISFIES THE LAW.

(D) IF A LAW REQUIRES A SIGNATURE, AN ELECTRONIC SIGNATURE SATISFIES THE LAW.

I just scan the paper after signing. If you want to go paperless, you would need docusign or dotloop which are two programs Realtors use. Both have fees associated with them. If you have 100 doors it probably makes sense. If you have 5 it probably doesn't. That's just my opinion. --65.188.xxx.xx

I use esignonline from GoPaperless Solutions.

They have a free version with limits on number of documents and number of signers.

I pay $120/year.

Worth every penny of it when signing leases and other documents while on vacation with my family 2000 miles from home. --70.178.x.xx
