I just read the post Oh MY (by TAZ [CT]) Jun 19, 2019 7:31 PM where everyone was talking about using the credit check and maybe a background check from this site.

If I understand it right it’s easy to do as a LL and when checking on a perspective tenant.

My question is “what if the person is not a tenant of yours or claims she is not a tenant.” Can you still use the credit/background check?

The situation. I purchased a property at tax sale. She and her brother are contesting the sale. I am taking them to small claims court for failure to pay rent. I need/want information on her. Her brother is an attorney. Or WAS an attorney until he got disbarred a little while back. So he still knows how to do the paper trail hassel.

Don’t need a lot of advice on what I should have or should not have done. Just need to know if I can use the credit / background check from this site. Mainly I am wanting to know where she has lived for the past 30 years. Not really interested in her credit. Or is there a better place to get this information in this situation. I am not really interested at this time in doing the checks myself. I would just pay the site to do them for me.

Unless you have specific information about them (SSN and birthdate and such) you will have a hard time running credit.

I suggest using something like PeopleFinders or other internet search to start. I have been able to find an amazing amount of info about people on whom I cannot legally run a credit check (or about whom I don't have the necessary info.) --50.82.xxx.xx

Mike, try calling customer service. My understanding is to pull someone's credit you have to have their authorization, but I am by no means an expert. It seems like credit card companies have some ability to do some kind of pull that they use to send out those pre-qualified mailers. *shrugs

I have never pulled anyone's credit without a signed authorization. Have to have a birth date and social security number, which is hard to get unless someone gives it to me. --173.20.xxx.xxx

You wouldn't be able to pull their credit report without a signed authorization.

Try free sites like familytreenow and see what you come up with. There will be an address history there. They may or may not have actually lived at those addresses - could have been a parent's address or something like that. --70.178.x.xx

Tim is correct -- you cannot legally run a credit check on them. Don't do it.

That being said -- what information do you need? Let us know what you're looking for and maybe we can have some better suggestions?

Don’t know why but these reply’s just came up on my phone. A few days late.

WMH I have her SSN, Year of birth but not month and day, have her present address, where she works and a few other details. Really was not wanting to run her credit, just to try to find where she had lived. Thanks for the suggestion of People Finders. Kind of what I was wanting.

Ken On the spot. Tax deed is in my name. I talked to brother and he said that he and sister wanted to rent. Brother and a woman were there. He introduced her to me as his sister. Now she is saying she has never seen me or talked to me and the Small Claims Court case of me trying to get rent is an erroneous claim. She Filed a counter claim against me. She said she has not lived in that area for the past 30 years. Therefore I am trying to find if she did or did not live in the area. We had court the other day but it was postponed due to judge conflict of interest.

Robert not interested in running credit.

I guess I was not clear in my initial posting. I was thinking/wondering if I could use the background check for address. But I used the words credit check/background. Sorry about that.

Any other suggestions of search sites that are good.
