Dear sir/madam:

I would like to get your advices

My basement is public access by tenants

I found its bulbs are always gone even I just install them one week

Is there any way I could avoid that ?

( I could not lock the basement since for emergence like electricity break is off , Tenant’s have to get there to restart the breaker

You could install a wire cage around them, mark them with the date & your initials, switch them to a non Edison style base or perhaps change them to 4' LED fixtures. --96.237.xx.xx

I've read on this site about LL having this issue and some of their cures. Heard of painting the base of bulb with nail polish. And then checking light bulbs in units for those marked bulbs. Perhaps you could put a basket of used bulbs down there with a note; need a light bulb, take one. Perhaps you could hang a warning sign not to remove bulbs as they are being monitored or some warning sign that you are aware of such removal and the danager or reasons of safety importance. They make awesome bright fixtures with NO BULBS! replace with these and your reduce engery bills too. --99.203.xx.x

Raise the rent by $10 on every apartment. Send notice to all tenants that this is because someone steals the bulbs. Use the money to buy cheap bulbs at Habitat Restore. I pay 25 cents a bulb there and every time I go in I buy all they have in the bin, usually about 10 at a time. These are the curly bulbs.

We are now using the ceiling dome lights that have LED chips and are sealed shut, no bulb to steal or replace.

Consider locking the room and give each a key. Landlordlocks.com can set you up with master key and individual apt keys that will also open the basement lock.

Consider a fake video camera. Cheap.

Or install 25 watt candle shaped colored bulbs no one wants. Orange Halloween bulb from the party store.

Or leave it dark. Lotsa people need a flashlight to check breakers in basements.

Install permanent LED as some have already said. You can also swap the base out to a gu24 base. These support twist in 2 prong bulbs. Google gu24 socket They won't be able to use the bulbs in their units. --66.42.xxx.xx

Rose,

I have 2 basements that are locked and I have a sign that has my phone # to call for emergency access. If your tenant actively trips a breaker repeatedly then you need to figure out what they are doing and change their behavior or upgrade the electric by running a new line if there is space in the panel. One way to figure things out is to lock the basement and see who calls you first for access.

I had a tenant who ran extension cords everywhere and was running a heater off of one. No matter what I said they wouldn't listen. It caught fire, no damage was done but that scared them into compliance. --24.194.xx.xx
