Anybody have experience with getting rid of their coin-op laundry company? Recently was told 10 year automatic renewing laundry leases are the norm.

Hard to get out of their lease. But one of my laundry companies went through a management change and my revenue dropped over 50%. I then installed a security camera and coin counted on the machines. I'm also a locksmith and had no problems with tubular locks.

With my proof of being cheated, i got them to cancel my lease and give me a small check for my troubles. --47.156.xx.xx

That's ridiculous. Get a lawyer and have him write a letter of some kind. They are stealing. It's probably against some local law to have a ten year automatic renewing lease. Even the slimy computer security companies give you a notice. --173.61.xxx.xx

In California it is the standard to have a 10 year laundry lease with an automatic 10 year extension. And when the 20 years is close to being up, if you don't send a letter, registered with a return request receipt it gets renewed again for 5 years.

Several Landlords have use top lawyers to get out of their Landry lease and have failed. There have been articles written in landlord association magazines and several seminars about the subject. --47.156.xx.xx

Recently took back over a 6-plex with coin-op washer/dryer owned by a laundry company. Our "50/50" share was $38/mo. Polled the residents. They were putting over $300/mo into the machines. Hmmmm. Fortunately the laundry company did not have us locked in with 10 year contract. Replaced the laundry company and their machines with new machines and no laundry company. Onsite manager takes care of wiping down the machines. Replaced coin-op with single line item each month to residents who want privilege access keys to the laundry room where the new washer/dryer is located. Working out great for everyone. Residents have better machines with no coins, and all the partners make LOTS more profit. --67.164.xxx.xxx
