Are you booting them for starting a fire in your unit due to negligence or was it an accident? If negligence, it would just be an eviction for damage to the unit. If accidental, I don’t have a letter, but our lease statues that if the LL is not able to repair the premises to habitable condition within 15 days the lease terminates and all prepaid rent is refunded. So if terminates mid-month, they get a half months rent returned. --173.20.xxx.xxx

This sounds kinda suspicious, bath fan overheated and it is on a metal plate in a metal shell, was there gasoline in the bathtub where it fell in? Sounds like some damage is going to be charged in the next rent cycle which they need to turn in to renters insurance for repayment. --76.188.xxx.xx

Vee I rented to a family who bought a home. They had such a fire from bathroom fan, it was electrical. They did not do anything wrong. Anyway insurance company paid for them to live in my rental while their home was being rehabbed. Your lease should have a clause about Habitable conditions. Its just a parting of the ways. Give them their deposit back and carry on. Is this the only bathroom in the house? Has this event created a situation where the electric must be turned off? Water? Etc. They just can not live there. Much like your own home, you can not continue to occupy. Their renters insurance may help thrm i do not know. But my lease states something along the lines of the agreement ends, abruptly. It's not an eviction, its not because term is over. Its do to condition as in accidental emergency. --99.203.xx.x
