Just got an applicant with great income and would be perfect tenant (we live in the property), BUT ouch! 560's credit score and holy $$$ $300k+ in debt. Should have known when she said they had to check several places just to approve her for a car loan.

What was the debt? Mortgage? Student loans?
Are they paying?
Credit scores are good to know but they do not show if the person pays their rent - unless the score is reduced by evictions.
Many people have awful CREDIT but pay their rent.

I can't get full credit reports by law so it only gives me a summary. I think she still owns a home in another state, which is part of that debt as it is listed as contributing to her score because the debt is too high. She has several accounts in collections with over $7k in collections and $14k past due. A recent small claims lawsuit. Numerous hits for 30/60/90 days late. Has moved multiple times because she moves for her job. So I'm thinking no. --32.211.xxx.xxx |

You can get a full credit report thru this website.
Good info - $300k mortgage is common, a medical degree or 2 adults with advanced degrees can hit $300k in student loan debt.
The amount of debt is not a determining criteria.
The unpaid collections is what tells you they don’t pay their bills.

TAZ - I just got set up through Mr. Landlord to run credit reports. I'm so glad that this site offers this service! If you are ok with only getting TransUnion reports, you only have to have an inspection once as opposed to every year. I only have one rental house, so it wouldn't make sense for me to pull from Experian.
My inspection went smoothly. All you need is a password protected computer, a shredder, and a locked filing cabinet. Your first 2 credit reports are free. --47.41.xxx.xxx |

Taz, it's easy to get approved for complete credit reports through Mr. Landlord. They sent a nice guy out one time to verify the property exists and to make sure we had a locked file drawer and way to destroy documents (no shredder, but he accepted our wood stove for document destruction!) --24.176.xxx.xxx |
