Just got an applicant with great income and would be perfect tenant (we live in the property), BUT ouch! 560's credit score and holy $$$ $300k+ in debt. Should have known when she said they had to check several places just to approve her for a car loan.
Oh MY (by BRAD 20,000 [IN]) Posted on: Jun 19, 2019 9:02 PM
What was the debt? Mortgage? Student loans?
Are they paying?
Credit scores are good to know but they do not show if the person pays their rent - unless the score is reduced by evictions.
Many people have awful CREDIT but pay their rent.

Three hundred K in debt would stop me from renting to that person. That's way more than college debt. --173.61.xxx.xx

Unless your a slum lord , Under NO circumstances take someone with horrible credit I can promise you that you will regret it till the day you die if you do. Why even waste time screening if your even considering to accept someone like this. With that kind of debt. SMH --73.166.xxx.xxx

If they had cancer or a grave illness and no health insurance then that could be the cause of 300k in debt.
my appendix was 32k. Met the deductible pretty quick! --24.194.xx.xx

I can't get full credit reports by law so it only gives me a summary. I think she still owns a home in another state, which is part of that debt as it is listed as contributing to her score because the debt is too high. She has several accounts in collections with over $7k in collections and $14k past due. A recent small claims lawsuit. Numerous hits for 30/60/90 days late. Has moved multiple times because she moves for her job. So I'm thinking no. --32.211.xxx.xxx

Multiple unpaid counts plus job hopping = pass.
What do your written criteria say? Do you have written criteria? --173.20.xxx.xxx
Oh MY (by NE [PA]) Posted on: Jun 20, 2019 8:01 AM
This is an easy no. --174.201.x.x

Good thinking. Carry on. --99.203.xx.xx

You can get a full credit report thru this website.
Good info - $300k mortgage is common, a medical degree or 2 adults with advanced degrees can hit $300k in student loan debt.
The amount of debt is not a determining criteria.
The unpaid collections is what tells you they donít pay their bills.

Easy for for me, everything you listed = no --174.242.xx.xx

Thanks, Brad. I was under the impression that to get a full credit report that you had to have a special office, shredder and other federal requirements. Interesting. --107.242.xxx.xx

People with good credit dont want to go to Housing court, pure and simple. --73.227.xxx.xxx

TAZ - I just got set up through Mr. Landlord to run credit reports. I'm so glad that this site offers this service! If you are ok with only getting TransUnion reports, you only have to have an inspection once as opposed to every year. I only have one rental house, so it wouldn't make sense for me to pull from Experian.
My inspection went smoothly. All you need is a password protected computer, a shredder, and a locked filing cabinet. Your first 2 credit reports are free. --47.41.xxx.xxx
Oh MY (by Judi [CA]) Posted on: Jun 20, 2019 7:50 PM
Taz, it's easy to get approved for complete credit reports through Mr. Landlord. They sent a nice guy out one time to verify the property exists and to make sure we had a locked file drawer and way to destroy documents (no shredder, but he accepted our wood stove for document destruction!) --24.176.xxx.xxx
Oh MY (by Taz [CT]) Posted on: Jun 20, 2019 9:30 PM
Thanks! I did not realize it was so easy. I will get that going because I would like to see the details of people's credit. I do like my service too though because they do a full criminal background check as well. --32.211.xxx.xxx
Oh MY (by Sean [OR]) Posted on: Jun 22, 2019 10:17 PM
I agree with the others on passing on this applicant and also using the credit/background check on this website. Great inexpensive service AND it only takes minutes to get the report --47.28.x.xxx

Many dealerships get $10 every time they process a credit app. So they will take someone and process them a dozen times and then sell them a car --24.101.xxx.xx
