recent move out. T left place excessively dirty. One gas stovetop burner didn't light. I tried cleaning it (per video instructions ;-)
Unfortunately I wasn't successful, so called repair guy.
He showed me the one hole in the burner assembly that I didn't know about & it needed cleaning. Ô/Ô
So now I know for next time. But is the service call chargeable to vacating tenant? Or "normal wear & tear"

@Sparky - On the side of the burner assembly there's a tiny hole where the gas comes thru.
I just found this video on youtube Search for "Daddy Chores: Gas range won't ignite."

A very dirty stove/oven is a common trait of a departing tenant. Let's face it, they are not easily cleaned. Many times I have to remove a free standing oven to the outside to clean with harsh chemicals and run the "part" through the dishwasher at high temperature. Then I have to take my orifice cleaning wires and unplug all of the burner holes. Don't want to leave a fire hazard.
A service call is a bit much to put on a tenant. Instead take pictures and charge them for the cleaning..... --47.156.xx.xx |

This is not normal maintenance.
Is clogged drain a normal maintenance? No.
On the other hand, "call Sherwin-Williams" is normal maintenance.
Tenant has to pay for cleaning.

Your lease should address this. Dirt is not normal wear and tear. Clean it/fix it and bill it.
Consider updating your lease agreement to cover this. Here's my clause:

Lois,
WHAT was it clogged with? Food? Cooking gunk? or corrosion form age?
In 42 years and a TON of gas stoves we've NEVER had to clean that hole.
Here's the tough lesson that turned our business profitable "it is what it is - stop absorbing their problems."
If that hole was filled with res' crud - charge. Not your fault and no need to absorb res caused cleaning or damage.
True it's unfortunate the appliance guy's bill became involved but that' life. THEY could have looked on YouTube and cleaned it themselves for free. THey chose to leave it for you and HOPE you would absorb it.
Another biggie: just because you charge does not mean you will ever be paid. If this goes to court the judge can reduce your claim or the res not make payments.

Yup, charge away - this is not normal, and the fault of their poor cleaning.
I still shudder when I remember the electric stove that had pyramids of gunk under each one - they nearly reached the bottom of the burners. Broken spaghetti pieces, veggies, grease, etc. A fire waiting to happen. They got charged for the couple of hours that it took to clean that up. --173.62.xxx.x |
