Hi fellow LL,

I have a prospect who wanted to rent my 3 bedroom apartment. Everything checked out fine. A middle age woman with 2 teenage sons. The only thing that held me up is her 8 months old dog. It's an American bully. I did some google research. It looked like a pit bull but supposed to be less aggressive. Grown up size is about 40 pounds. Normally I don't allow dogs in my apartment building because of the potential barking and biting to other tenants and potential claws scratching hardwood floor. However this third floor apartment is difficult to rent out (most people don't want to climb stairs). Therefore I'm considering making an exception for this one. What do you guys think? Any experience with this breed? Please share your opinions/experiences.

Thanks,

Patrick

No. That would be crazy to think they would take the dog outside up and down day after day time after time. Keep showing it. --99.203.xx.xx

I have an American Bulldog. They’re great with children but HIGHLY protective of them and the rest of the household. They’re easy to train and obedient, but they aren’t going to let you inside unless the owner is there to allow it. --73.177.xxx.xx

My experience with American Bulldogs is that they are not nice dogs. They also do not weigh 40 pounds.

They look enough like a pitbull that if your insurance agent sees one at your house, you might get your insurance cancelled.

I'm pretty sure that 100% of the people I've been in contact with that had American Bulldogs were involved in the marijuana industry. The dogs were all dogs trained to be area guards and big enough to be dangerous about it. --98.146.xxx.xxx

I don't take animals, and I make no exceptions.

Plenty [MO] suggests o keep showing the unit. I suggest to keep showing the unit also, but consider to improve the offering.

You could rent to a college student with no pets if you are near a college or university. I don't think they would mind the stairs. I would not let this dog in. Plenty is right. If you do not normally allow pets then stick to your guns. Best of luck in your search. --73.120.xx.xxx

I had some free standing units in Boyle Heights of Los Angeles. This is a rough neighborhood. Gangs, shootings and illegals. Of course I wanted any type of Pitt-Bull dog to scare away anyone who even things on coming on the property.

Anyone else with half a brain wouldn't have accepted dogs with a history of bad behavior. --47.156.xx.xx

JB[OR], yep.

Jason[VA], thanks for sharing experience. Highly protective dog is a no no.

GKARL[PA], ok.

Oregon Woodsmoke[ID], that's good to know. Never thought about that. Thanks a lot.

Busy[WI], umm ok.

Moshe[CA], yes agree. I'll keep showing.

Busy[WI], I remember it now that you mentioned :-)

Have a guideline and stick to it. If you guideline says no dogs, you will be better off waiting for the next tenant that has no dogs. As soon as one moves in, you will have 14 more and it's really hard to say no at that point. --63.245.xxx.xx

Several people above talk about American Bulldogs. Just so people aren't confused, that is not the same as an American Bully. The Bully is generally a crossbreed between a Bulldog and a Pitbull. It is not a bulldog alone.

In any case, I think it is a bad idea not because of the breed but because of the layout. As someone else said, a high floor unit that is tough to rent might be better for a cat or something else that doesn't need/want to go outside.

Also, double-check that your insurance will allow a half/part-pitbull at all. Many would have issues there depending on the percentage of pit, unfortunately.
