Spent all day cleaning my child’s college apartment yesterday. I learned a few things. I confirmed I do not want to rent to students and I realized I am a good landlord. The cleaning crew hadn’t wiped all the oven cleaner out of the oven. The window that wouldn’t close all last winter that the landlord wouldn’t fix (my child knew the previous tenants who stuffed a sweatshirt in the gap to keep the cold air from getting in) was an old pulley system with the rope off the pulley. The kitchen faucet is loose, the toilet tank is loose, I had to shut the water off to the toilet since the flapper doesn’t work and it wouldn’t stop running and seems to be hot water... they won’t move in full time until the end of summer. Next time I will bring a door knob for the closet and a plug in carbon monoxide detector since I can’t tell if the hard wired are combos or not. I think the apartment will be left in better condition than it was received. --24.61.xxx.xx

Still Learning, before our youngest daughter permanently moved to Europe, I swear all of her apartments in Boston were owned by sweet elderly but thoroughly unprofessional LLs. My crew & I repainted rooms, replaced at least 1 refer, rebuilt the innards of several toilets, trimmed numerous doors to fit their opening, put Allure on 2 floors, installed working locks on entrance doors, added SDs & COs, replaced broken switches & outlets, changed a kitchen faucet, made replacement windows work properly, & did all sorts of minor repairs in several apartments all at no charge to the owners or any of her roommates. When she moved on she always got all of her SD back as well as a thank you from her LLs.

Last year when she moved into her latest apartment in Geneva, she wanted to know if Jay, my electrician could come over to fix a few things. Jay said if I paid for his plane ticket he'd be happy to do it & only charge for the materials. (g) --96.237.xx.xx

Two of my close land-lording friends invested in either Trailer Parks or Student Housing. A neighbor invested in industrial parks.

They were all successful after learning the ropes on how to deal with their specific niche.

With the student housing, it was a complex that each student rented a unit consisting of 1 to 5 students each, depending on the size of each unit and the number of bedroom. NOT getting a house and installing dividers and making a 4 bedroom into a boarding house with 8 students. When 1 unit of this 50+ unit property stopped paying the full rent, the renters would have to cover the late payer's rent or they all would be evicted. Since all of their parents co-signed the lease, it would effect everyone's credit.
