My husband and I have a triplex in south Philadelphia. We have a young couple that want to rent our 2nd floor 2 bedroom and they have a cute well behaved 25 pound dog. We usually have a pet lease were we take an additional half month deposit and request carpets be cleaned extra...But we are in the process of replacing the carpeting with vinyl wood flooring and are concerned about the damage a dog might do.

We considering charging additional rent for the dog. My son rents a one bed room just outside of Philadelphia and his landlord charges and addition $20/month for pets under 20 pounds.

Does anyone know if there is a standard for this? I'm not seeing much info online about this subject.

I require photo vet records (nearly every city has vets who does this) so you know they have shots, a fee of 150 per walking animal and monthly rent is 35 upcharge to ordinary rent. --76.188.xxx.xx

$150 up front & $15 added to the rent per animal.

You want a large cash infusion up front for the following reason: an animal can cause damage day 1. Fleas, peeing, etc. If it dies or moves out after the first month, many tenants will insist your drop the pet rent since Fee-fee is not longer there. Nope.

Also, be sure to specify the pet rent runs for the full duration of the lease, regardless of when the animal enters or leave the premises. Basically, if you're like me the TOTAL FEE for allowing a pet is $330 for the first year, but as a courtesy to my residents I am dividing that up into 12 easy payments of the $150 fee + $15 (1st month) up front and then $15 per month for 11 more months. --173.20.xxx.xxx

My pet addendum allows 2 pets max. I charge $250 non-refundable fee per pet, $50 additional deposit per pet, and $10 per month pet rent per pet. --96.47.xxx.xx

JAB,

People will pay dearly for their fur babies. No complaints on the fees.

You MUST do a 2 Minute In Home Visit prior to final approval. That is the ONLY way to know how YOUR home will look and smell after they move in.

$150 Non-Refundable Animal Registration Fee (never say deposit because those must be returned)

$35 per animal per month, minimum 12 months. (In case the animal dies)

People gladly pay us. Brings in a ton of cash.

People COME TO US because we are animal friendly.

We have MANY homes with 2 animals, one with 3, and I recently approved 4. (House with old carpet)

Floors: dogs do not like smooth floors so MY dogs go from rug to rug avoiding the hardwood. We laid a carpet runner thru the main area. 2-3 dogs over 20 years and my hardwood floors are fine.

Know that tiny dogs do more damage than big dogs.

Rent on!
