There are a couple of people contacting me via text about specific properties that I own, wanting to make a cash offer.

They used spoofed numbers so even if you block you'll get a text later from the same individual later from a different #. If you call these numbers no one ever picks up.

What is really going on here? Are they just trying to harvest valid phone numbers for some other unknown purpose when someone calls or texts them back?

Many supposed id real estate guru's teach how to wholesale property by getting a property locked up in contract and then selling the contract to an investor -- making a few bucks along the way.

I receive many such calls. Buyer's saying they are going to make me a cash deal. Then they have to sell the idea on their teach who says they will aid and give proof of funds so they can enter into contract.

I received a letter yesterday from one of those. Obviously computer generated but personalized with my name. At the end was a photo of a pathetic old fellow in a suit jacket with a cane. After that was a PS saying that he is required to tell me that he is a professional realtor. Was offering cash, as is. I could not tear that up fast enough. Interesting about the typing things up in contract then selling the contract. I think that would be what's going on since I get a lot of these. --173.61.xxx.xx

Well this one isn't even that. I understand the mailers and how that works.

But this person there is no way to even contact them back, and they use spoofed phone numbers.

So they don't even have the intention of buying the house. Something else is going on. --72.188.xx.xxx

So tenant harassment then? So they don't pick up but are recording the number you dialed from. They can use that to get your address right? --173.61.xxx.xx

I get calls & texts & postcards all the time. some want to buy houses I sold years ago. are from persons who have gone to seminars & also bought lists. sometimes for fun I respond to call / text and tell them everything for sale at the right price & add $100k to value. they don’t call again. --104.218.xxx.xx

I understand what the mailers are and what the legit people who are doing this do.

What I am saying is when you call this particular person or text them back you will never get a response or reach anyone. If you block their number it doesn't matter. This same individual spoofs phone numbers and texts you again later from a different fake number with the same canned message. There seem to be several doing this now. --72.188.xx.xxx

Do you want to sell?

I have 20 phone numbers and manage them poorly. I buy houses too. They could have maybe not set up their contact number to ring to their phone. If you want to sell, you might at least talk to them... if not, ignore them --173.25.xxx.xxx

I am a big fan of targeted direct mail.

As for the phone calls that don't answer, I am wondering if that isn't from a google phone number where the guy isn't smart enough to answer it - what you described doesn't make sense --24.101.xxx.xx

Ray I don't think it's google voice. I've gotten three texts from this person, all coming from different phone numbers with the same Florida area code. It seems like spoofing. --72.188.xx.xxx

I get those postcards all the time - circular file for recycling!

A realtor called twice to say that he had someone who was "desperate" to move into the neighborhood of a sfh that we own. I politely declined, but later decided with my hubby that if they would give us a solid $100,000K above FMC, we'd go for it. Cash only.

I can't wait to hear the spluttering when we say that. (I know that he is really a flipper who wants to point out that the place needs some upgrades, and then talk us way down. The thing is a cash cow, so we want to keep it anyway.) --151.197.xxx.xx
