So the lock out for a tenant was yesterday. Upon arriving at the place, I noticed the 2 window a/c's were missing. Their mattress that was full of bed bugs was also still outside the front door. I wasn't exactly surprised at this one, it's been there a while now. What did really shock me is after getting inside, it was actually cleaned! Now, they didn't exactly do a good job. However, all their stuff was moved out and they made a decent attempt at cleaning. They even had the drip pans from the stove left in the sink with soap and water soaking. This was definitely a first for me on an eviction!
I'm still going to have to get the cleaning crew through there, but they won't have to do as much. Only a couple things to haul off that was on the outside and that was already done today. Write up a bill for rent, ac's and cleaning and I'm done. Not saying it was in turnover shape, but this is the cleanest I've ever got a place back on an eviction. This is the one I got processed from the beach if you read that post.

Those bedbug mattresses and furniture, ugh! When you put them in a trailer or truck to jail them off, do the bugs get all over your truck? Then go to the next place or your house when you go home? --71.10.xx.xxx |

Thanks all, it really was a surprise.
I guess the incentive to clean upon move out came from my attorney. In court, she drilled into them they had to be out by X time and the place had to be clean in order to agree to this. Apparently, it sunk in.
As far as bed bugs go, the mattress has been outside for a while. I don't think there would be any bedbugs left alive. I sprayed my truck bed down as well. I also park the truck outside at all times. It never makes it into the garage. While not fullproof, the threat has been greatly reduced.
