I dont like it but it happens anyway, it's a new day. I just charge for the holes and painting out of deposit. The last one was hardly noticeable... yellow wall, small holes and i smeared white wall filler patch and didnt even paint... it was so minor. I was suprised. --99.203.xx.xxx

For my smaller units with less space for furniture I don't mind my tenants having a wall mounted TV. But I use my stud finder or heavy duty drywall anchors and install the brackets myself. --47.156.xx.xx

It’s the way tv is done in 2019. My Son in Law has a 70” mounted to his wall. And large TVs on a stand are a tipping hazard n

This is an everyday LLing issue. Any lease without this is incomplete.

My lease is clear: Nothing is to be attached to the interior or exterior of the building. Management does allow an average of 5 small brad nails per room to hang pictures. Management will allow wall mount TVs with the understanding the res will be charged to restore any holes.

So far it’s been working.

If I have the opportunity, I will help them hang it properly - with good anchors, to avoid giant holes in the wall.

Hey! that could be a good anniversary gift - a TV wall mount. Then it would stay behind and be a selling point for the next tenant.

This is actually addressed in a clause I have. Excerpt below:

"If permission is granted, Tenant agrees that all alterations including, without limitation, any items affixed to the premises, shall become the property of Landlord upon the termination of this Agreement." --68.10.xxx.x

It's in my lease that I'd prefer they not be installed because of the liability and damage to the walls. I further add if they really must have one then they may buy it but only my authorized contractor may install it for a fee of $50 which will cover repairs upon removal.

It has stopped some installations and has resulted in a few done by my guy properly with minimal damage. --75.89.xx.xxx

Consider putting a couple of large, thick boards across the hanging area that tie across 3 studs that way they have an easier time mounting it and that results in less damage. Between the boards, build a sunk in shelf with electrical and cable so they can hide their wires. If cable and electrical there, then they have no better option to hang tv there. When the boards get damaged, replace and paint same as wall. If they don't like it, they can place a picture over it. When they move, throw some wood filler in there and paint. Or leave it since the next TV is going there, but I wouldn't provide a bracket because that would put me into the TV warranty business. --108.69.xxx.xxx
