How do you guys manage multi-units when there are tenant conflicts? I don't want to play dad or take sides. I just have a few multis and I really hate this aspect. Do you hand them rules of getting along when they move in?

I havent had a multi unit tenant squabble since 2010. No joke.

Petty arguing over parking spaces. I flipped a coin in front of them. Heads got these spots, tails got those spots. I told them any more arguing and one party would be moving and a new tenant would be moved in and if it happened after that, the remaining tenants would be out.

I had a schizo female tenant with a son who argued with upstairs tenant over footsteps on the stairs. Upstairs male and female left. The male thought he was Marilyn Monroe's son and I believe he may have been according to a book I read. Looked like her too and had her photo all over the place. Their cats were stinking up the place and they had fans blowing when I went to inspect so good riddance. Schizo tenant later moved and was on the police radio one day for fighting with a neighbor over a shared driveway. Move them along as soon as possible. It's impossible to tell because they are on their meds and best behavior when they apply

I've had almost no tenant conflicts in my multis with the exception of the rooming house and even there, it hasn't been that bad.

My apartment buildings have parking lots and I assign parking spaces and give them the authority to call in a tow if someone is on their spot. A lot of this gets down to screening particularly if the issue involves noise complaints.

I have property in Los Angeles a melting pot of diversity. I try to rent units in my apartment property to all types of tenants with diverse backgrounds. One time the tenants approached me in horror, I was renting a unit to someone other than their nationality/race. Oh my god!

They had never lived next to "people" like them... I explained that this was America and everyone is to be treated equal. So long as they are of good character, family oriented, hard working and just good people -- then we should all be able to get along. And for the most part, they did.

But when tenants have issues that only affect 1 tenant, they I try to get that tenant to deal with the issues themselves. But when two or more of my tenants have the same problem, I should step in and lend a helping hand.

1st time : both tenants get a notice of ELT option

2nd time they BOTH get another notice that 3rd time they BOTH go

In NH one option is for landlord to terminate lease for "good cause" - I haven't had to test it in court yet

Happened only once and long ago so I can't remember the outcome
