I just approved an application with 3 Pomeranians and a cat. They are willing to pay

$600 No-Refundable Animal Registration Fee (4 x $150)

+140 per month animal rent (4 x $35)

=$2280 in the first year.

The house is new to us and still has so-so carpet which already has light animal odor. I figure they will pay for the new flooring I install when they move out.

We'll see if they sign.

Replace carpets/flooring yes, but as WMH mentions pee also goes on walls, baseboards, etc. We bought a house where the cat pee'd on the walls too. Enzyme cleaner and Kilz wasn't cutting it. Had to tear out an entire bedroom to the studs to remove the smell.

That said, if you can avoid those kinds of damages, woo hoo! Overall, pets have made me far more than they have cost me. Have you done the 2-minute in home yet? That may tell the story. --173.20.xxx.xxx

I install encapsulated padding under the carpet to protect the wood flooring underneath. Yes it cost around 50 cents a square foot more. But when an animal has an accident, you don't have to pull up the carpet and trow away the padding. You can just use a carpet cleaner with a vacuum and suck up the fluid, treat and repeat. --47.156.xx.xx

Good points. I approved the PAPER portion of the app. They confirmed they have the move in money. Next is the 2 Minute In Home Visit.

This is a stand alone house with a little distance between neighbors. Indoor yapping will not be an issue.

DEFINITELY not a situation for an apt.

My experience is that people who take good care of their pets are good tenants.

I interview the dog. If it is clean, groomed, and well mannered then the owners are good care takers.

Just an additional note, the number of dogs presented that are clean, groomed, and mannerly are a very small percentage. Tenant dogs are more often dirty, uncombed, and lack even the most basic of manners. It tends to make a good legal rejection point for less desirable applicants. --98.146.xxx.xxx

I didn't know that about Pomerians...goes to show that aggressive dog breeds aren't the only ones that can cause trouble.

I know that any pet that isn't taken care of properly can be a problem, but anyone have a list of non-aggressive dog breeds that are problematic in rentals? The other one I've heard of on here is Dalmatians. --72.188.xx.xxx
