Posted a property on the 3rd, signed a lease on the 9th.

This time, just like the last, I have at least one person, who was denied because of the information submit on the Pre-screening questionnaire, become argumentative. Both times it was due to income. When an inquiry asks, no matter the denial reason, I send them the relevant paragraph from my application. After, I send the relevant information, I don't respond again. You have a right to ask my criteria, I informed you of my criteria, we're done.

This time, just last time, they now want to argue with me about my criteria. I just shake my head. Hello-do you think I would rent to you now? Especially after I have insight into your personality? It amazes me that some people do not realize that in many ways applying for a rental property is just like a job interview.

You could always ask if they are interested in buying a place from you, to live in or become one of those greedy landlords (who happen to be in most cases a small business person just like the corner store owners who sell milk, bread, cigars and candy). --76.188.xxx.xx

Does state or local law require the adverse action other than what is on the credit report?

In general, I don’t tell them why unless it is from the credit report. --64.251.xxx.xxx

I used to explain to people why they were rejected, but I had the same problem as you did with folks who want to argue. I am not interested in arguing, so now I just send the following:

"Unfortunately your application was not approved. If you would like more details, please send a self-addressed, stamped envelope to PO Box 123, etc. Please allow 4-6 weeks for response. Best wishes on your housing search, the Management."

To date, I have received zero requests for more information. They KNOW! They were just hoping I wouldn't check, or if I did check they figured I was a weak-willed person with whom they could argue.

Nope...not gonna do it...wouldn't be prudent. ;-)

People are INCREDULOUS that I would require 3x the rent. INCREDULOUS. As if NO ONE makes that kind of money EVER... --50.82.xxx.xx

There is always at least one applicant that thinks that calling me nasty names will make me change my mind and rent to them after all.

I'm perfectly happy to get validation that my decision to reject them was correct. --98.146.xxx.xxx
