I was down at one of my rentals this morning. The people who live across the street..I can only describe as "trash". Sorry, that's harsh, but it's true. This is not a top choice neighborhood but it's not bad or dangerous either.

That house is owned by an LLC/investor and these renters have been there for years. I couldn't believe what I saw this morning. Now they have a car up on blocks on the public street, not driveway, with a bunch of loose tools just sitting there on the street!

I can't believe that someone has kept these tenants for years. I can't imagine dealing with such people who don't take care of the property and do potentially stupid and hazardous things. Is it really worth it to deal with such people just to be a slumlord and not do repairs?

We have slummers in our town where the lawn looks like a perpetual yard sale, only it's all trash, cars, tools, kids toys, old bicycles, etc. It's against city code, but all the city can do is issue ordinance violations and fine the owners. They MAY clean it up if it gets too egregious, but that's only after it reaches the level of junk one sees on reality shows like American Pickers.

I wonder what would happen if someone posted an ad on Craigslist: "Free stuff at 123 Anywhere Ave. You haul off. Any time day or night. No need to ring the door bell or knock."

Yes, that's what their front lawn looks like. Except it's not a lawn anymore, just dirt with a bunch of junk on it.

The thing is, you can get better quality tenants than this in this neighborhood. It just takes a bit of effort. --72.188.xx.xxx

I would take a picture to document the "car on blocks" on a public street. Then I would report this vehicle to "Parking Enforcement" and/or the "Police".

After nothing happens, then contact your local councilman. Also contact the "Housing Department" and report these tenants. Call for a city inspector.

Thanks Robert, if it stays there I will do it. I received a code violation just because my tenants had a vehicle with a flat tire in the rental's driveway. This is 20X worse than that.

It all depends. Sometimes we have to check our pride at the door, per se.

I have disgusting pigs of tenants living in one half of a roach infested busted down duplex. They have been there 12 years, I've owned it 6. The neighbor on the other side was there 20 years and I had to evict her 2 summers ago due to her methhead son moving in.

The evicted tenant complained a bit about the roaches when I first bought the building. She lived just as bad as the other side and I ignored just her complaints. I figured the tenants on each side live like pigs, no sense in me messing with them at the time.

Sorry, not sorry.

Why you may ask???

I got $580 a unit for 4 years from both and still do from the inherited tenants that are still there. I paid $15,500 for the building. I spruced up the evicted tenants unit and got $595 with the new tenant. She stayed a little over a year and now I'm getting $610 starting Wednesday.

The existing tenants that were there when I bought it are still living in their own filth. Probably have pet names for the roaches at this point.

I'd say it's bad business sense to kick them out and overhaul that unit for between 8-10k for an extra $30 a month. Makes no sense at all.

I would not tolerate this lifestyle at all with a new tenant in one of my remodeled units. When I'm done with a building it's close to tip top shape. When I first buy it, I'll leave it in rough shape for as long as I can if they are paying.
