Just randomly checking my records. Out of 390 legitimate inquiries so far in 2019, meaning they filled out our pre-screening questions in full (even if they didn't qualify at all) we actually rented to 8 people. So what is that, like .02%? --50.82.xxx.xx

How many units? Better rate than me for sure. I hover around 150 to 1 per unit.

Every once in a while I hit the lottery with a 2 to 1 or 1 to 1 ratio but I don't try to kid myself into that being the norm. --50.32.xxx.xx

Most LLs don’t know their numbers.

Imagine the old days when we would have dropped everything and skipped dinner with the fam to SHOW all 390 one at a time.

We used to be at 1.5% of completed apps. (Ours are free). Most recent 90 days have been 1%.

I limit my advertising to a potential target market to limit my responses. I can not deal with my current tenants, repairs and government red tape with hundreds of calls or emails needing responses. When I had daily "staff" to help me -- that was a different story.

Having some "pre-screening criteria" that you can publish may reduce the "wishful thinker" applications...I know it did for me. I am around 3% due largely to implementing this process. 10 apts listed on zillow. This week on our online application : 500 views, 40 completed the form (7%). 300 emails from zillow. The only apt we rented in one week was from a tenant moving to different apt. The thing we are seeing is the need and interest is there but zero follow up on calling, texting, completing applications and emails. 100% applicants whining on fb pages they cant find any apts. --73.227.xxx.xxx

My numbers are roughly 100 pre-screen to 1 good tenant. The ratio for inquires is much higher. I get a lot who don't respond to the request that they complete the pre-screen. Of those who do, the bulk get culled due to income, lack of job tenure and criminal history. The people complaining about the lack of apartments are also complaining about the lack of jobs. I'm not suggesting that they're totally without challenges, but most either aren't willing or don't know how to go about getting either. --209.122.xx.xxx

In Oregon, I'd get 150 inquiries, 30 would make appointments to view. 20 of those would show up, 10 fill out an application, and only one would qualify.

In Idaho, a much more expensive rental, about 30 inquiries, 5 would make an appointment and never show up. 2 would actually view, and one of them would qualify.

When rentals are tight, tenants that no landlord will take go around and apply for every vacancy whether they can afford it or not.

I seem to be getting 2-3 ESA or service animal requests with each vacancy, always a breed of dog that my insurance company won't accept. --98.146.xxx.xxx

I answer yes.

You will pay the deposit and first months rent after you qualify, and you will get keys and everything works out.

I would be interested in learning how people make out with that reduced deposit trick at the convention - but most of the people who are asking don't seem like they would qualify normally either....but you never know --24.101.xxx.xx
