I called my tenant that is leaving and asked her if she wanted to sell her washer & dryer? She advised that the dryer is her sister's, but she is leaving the washer. Which got me to thinking, I bet it is no good. How many of you would tell her that you've changed your mind, you don't want it and they have to take it.

to be clear, nearly all the older houses around here have basements where the WD hookups are. So they are going to be lugging them up and down stairs.

Even in newer houses , many have the WD hookups on the second floor, so you're still lugging them up and down stairs. --144.250.xx.xx

This is a singlewide, but we're in our 70's so no unnecessary lugging is desired. This is an older lady that is going to move in with her son, her health is not good. People leave working washers and dryers all the time. To inconvenient to move, or they want a new one, or... who knows? They just do it.

In your case, I would leave it there for the new tenant if they want it AT NO CHARGE and WITH NO GUARANTEE, not included in the rent.

If it works, fine. If not, fine.

In my case, I always use Jeffrey's "you want fries with that?" approach.

"For only an additional $15/each, we will supply a working washer and dryer." For an extra $360/year rent, I can buy used ones every 5 years to replace the ones that break down.

I'm running some quick numbers in my head... so far this year, we have collected an additional $1800 in rents for washer/dryer and have not spent a penny on them. I can do that all day long. --69.80.xx.xx

I had to evict tenants from a home and they left two broken washers and a broken dryer -- plus several trailer loads of junk. I called up the 4 occupants that went there separate ways and asked if they wanted any of the junk left behind, such as the washer, dryer and refrigerator. They all told me no, it's broken and they don't want them.

So after fixing up the house to re-rent I decided to fix the best washer, it was only 4 years old and needed only a transmission coupling and a water inlet valve.

When one of the old tenants came by to see the open house they saw their old washing machine and now claimed they wanted it. I told them no problem, they only had to pay the repair costs -- and I made up a realistic price -- Service call $125 plus parts of $49.95, a total of $175. They said no thanks....

From then on if I was going to keep something to use in another tenancy, I got my tenant to put in writing I can keep or throw away some of their trash...to avoid claims.. --47.156.xx.xx

I would say nothing and just let her do whatever she is going to do. My $50 is not any incentive to find the strength to move the washer if i wanted a new match set at my next place. Or maybe she is moving to a place that provides washers and dryers. See what she does --99.203.xx.xxx

I provide W&D in all units - eliminates moving damage and if they go bad

I have 1 replacement of every appliance in storage

when 1 goes bad I replace it and take old one to my guy to be evaluated for repair or toss and get another $50 used one on Craigslist to put in storage --24.62.xxx.xxx

I never had very good luck finding excellent appliances on Craigslist.

The last time I checked for a gas stove (when the one I supplied to the tenants broke down), there were a few listed on Craigslist, in dirty conditions for almost the same price as new stoves at Lowe's.

BTW, here in my city, LLs are required to supply a working stove - cook top and oven must be in good working order. --99.59.x.xxx

So you need to get a bill of sale showing that you paid a dollar for it so it is yours. That way you can pitch it if it doesn't work without the sister saying that the machine was brand new and you owe her a new one since you scrapped the old one. --24.101.xxx.xx
