"no log in required"
I went to make a payment for my auto insurance. The minute I have to set up and account and password, I'm done.
This company as well as my phone service provider have made it possible for me to just go and make a payment without log in. I find myself doing more of this.
Meanwhile, I can't stand rent payments via check. I prefer Venmo yet I recognize that my teni have specific ways they wish to pay. I make exceptions for those who pay on time - I'll even accept a check.
Treat teni as you would want to be treated yourself.
So, I share with you in this post. I've had to have extra bank accounts open with branches closer to my teni (more work for me but better for them)
I've made some extra trips to collect checks...reluctantly but in a few years checks will be gone altogether.

I agree, a good tenant is worth some effort on my part. There are many things that I will not do for personal reasons that everyone else is doing. I feel more secure that way. So I understand if someone wants to pay with a check, OK, I can do that, I get my money.
Some things that I am not fond of - social media, using a phone for banking and depositing checks. I have automatic deposits, but I know people who still get a paycheck. Everybody is different and we are in the service business. --108.4.xxx.xx |

Autodraft. We TAKE the money from their account.
No waiting, no hoping they pay, no fiddling or accomodating.
They love it.

I still write checks for pretty much everything. I Do not trust on line transactions.
I agree with do unto others as you would have them do unto you. If they want to pay buy check I have no problem with that as long as there are no problems. As LindaJ said we are in the service business. Are we not?
However, this being said, my new tenants want to do automatic draft and that is fine with me I will try it. I really don't see a lot of difference assurity wise as tenants can just stop the automatic draft. If I have any problems with it I will not be happy and will have to learn how to solve them as I have never done this before. I think I will probably like it though once I figure it out. --73.120.xx.xxx |

6 bye--- answer to your second sentence NO! We are not. You think that way and you won't survive. Service would imply 2 way street. Dealing with tenants-- has to be one way-- and that is your way. (LL's way)
As my example: my new puppy. He pleases me but do I let him do what he wants-- NO. I roll up the paper when he squats bump his nose and he doesn't do it again-- at least when I'm not looking. He may try and hide it but knows if I see what he's done-- it's newspaper time.
You have to watch your investment.

There are chances that the on-line transfers fail. The fact that they are instant helps us keep track and spot the problems very quickly.
I too think you will like the automatic draft.
