Glad I have backups at home because my 220 window unit would not run this morning. My five year old mini split conked out last week and four phone calls to the installer got no reply. So I have been using the five year old window unit. I also used one of my spare 8K BTu window units that the handyman installed for me and I bought a GE portable with wheels and it arrived yesterday. So this morning I went to turn on the window unit and nothing happened. Both 220 breakers were tripped in the panel so I flipped them back on. I heard something during a rainstorm last night. But the 220 unit did not work. It has a GFI on the plug and I pushed that but it wouldn't stay on. So I called an electrician I know who is semi retired and he came by and look at it. The problem with the 220 unit was that I was not strong enough to push the button in on the cord GFI !! My point in all this is that you can't have too many backups for these fancy AC units like the mini splits. The installer finally called me and came out. He was testing it and got a code E6, went to his truck to look it up. He came back to the door and said he had a real emergency call and he had to leave!!! After ten days with that thing not working,, he left. I got a price yesterday on a new Mitsubishi and they want 6K. They are the high priced spread with an office in Princeton. They are sending a tech to look at the tenant's Fujitsu that won't work properly after a lighting strike took out a transformer across the street. it's flashing a code that doesn't seem to be in the online manual. So it looks like the best AC unit is a little window shaker as they call them here sometimes. And have a lot of them so you can just run them over to whichever tenant is having an issue. The reason I got a mini split was to not have something in a window that someone could push in and get in. Fortunately I didn't remove it from the window or I would be buying another one. --173.61.xxx.xx |

Lightning spoils the capacitors easily and trips gfci also, lift a 3lb bag of sugar each morning for 5 minutes then 10 next week and 15 in July so you can reset the button. --76.188.xxx.xx |

Good thing for back ups but then you have to store them.

Good news. The tech came out from the Princeton High Priced firm and he was very knowledgeable. He found the code that was slashing on the Fujitsu split in the tenants apartment and it said that there was a power interruption. So he went outside to the unit out there and pushed a button and it reset itself. Went back upstairs and made sure it was running and that was wonderful. He also knows about solar minimum and all that great stuff. So for my dead York mini split at my house, I am going to replace it with a Mitsubishi that is sold by the Princeton High Priced firm that he works for. So I get a 12 year warranty, factory trained tech, him, and he can then help me with the Fujitsu when necessary. It's a win win situation! Plus he is from my town and his parents still live a couple blocks away and he can stop and visit them when he fixes my mionsplits and any other HVAC issue I might have. Yes, 6x6. pushing that button back in turned on or reset the GFI in the window unit's plug and it started right up. Vee, I am already lifting too much sugar when I am eating it. I would need finger strength as it's a little round button. I don't know what happened to the York but that is going bye bye. The installer did not get a permit even though I put it in the contract so this time the High Priced Princton company will get a permit. Thank you all for your kindness. --173.61.xxx.xx |

If you have tenants that need instant AC when their unit goes bad you can invest in a GE roll around 8000 BTU. Mine cost $250 and I have it ready in case of another problem. If you can, put them in all of the rentals with a problem tenant like a heart patient tenant or one who takes psychiatric medication that doesn't work when in hot weather. Stick it in a closet and put it in the lease that it has to remain there until needed. Then you can sleep better in hot weather. I offered one to a tenant last week who is in my big unit with central air, but he said "no thank you". I did not push the issue and I may be sorry for that but I have an extra window unit just in case and downstairs from him there are extra window units.
