I am doing a flip on a $110000 sale price first time buyer type house.The ceilings all have a design in the ceilings made with joint compound and never painted.They are a little dirty but not bad,i am nervous about having them painted since I think all the grooves in the compound with partially fill with paint and look bad,my painter wants to paint it but he is probably just looking for hours and doesn't care,he is a drunk with limited attention to detail.Anyone with experience with something like this? --72.231.xxx.xxx

Is it a swirled ceiling? If so, yes paint with high gloss white. It will pop and look impressive. I'll email you some pics of the ones at my house.

You get a lot more definition with the high gloss paint on swirls than you would on a crumb or texture ceiling. For those, I just use eggshell --50.32.xxx.xx

I would paint it. You don't notice how dingy the ceiling actually is until the rest of the property is painted. In my opinion, the property would look incomplete without. The job quality is only going to be as good as your work force. --73.177.xxx.xx

Every house we own has that (in GA) the swirl is made with a round brush that is pushed up and partially twisted to give the swirl.

We've painted in 2 ways. Spray when the carpets were scheduled to be changed but the best is paint stick with 3/4 knap roller. Do it all the time. --99.103.xxx.xxx

Ken You can get good results w/ spraying the ceiling. Prolly in one pass? I'm of the flat paint cohort for ceilings (except kitchen n bath). Your lighting choice might come into play. Cool white LEDs show too much, if so skip the gloss. If rolling, BM waterborne series is their ceiling paint line, it is excellent in my opinion. Stays open a long time and does not spatter like other paints (only in flat I believe). --24.194.xx.xx

Don’t be a GUY! Momma picks the house and knows the ceilings are dirty. Buyers demand absolute perfection.

I pay $10 per ceiling for labor. Flat white.

Don’t stop short over $10.

For a flip, paint the ceiling. It will make a difference. You want a lot of wow, a lot of clean. For a rental I paint walls many times before I get to ceilings, but if they look like they need it, it gets done.

I painted the acoustic tile in my parents house (the 12x12 ones that interlock). In fact you don't notice that it is tile as much. Due to the porousness of the tile, I used a filling primer, made sure to get into the seams and then a couple of coats of flat white ceiling. As much work as it was, it was easier than new sheetrock. --108.4.xxx.xx

Since joint compound is water based, you need to first clean off the ceiling then use an oil based primer. Then when that drys you can paint it with any type of paint or finish -- flat or gloss. --47.156.xx.xx

I have lots of experience with drunks, they don't show up in time to begin so they don't get the job, eventually they go away.

For a couple extra dollars per gallon, there is ceiling paint that rolls on pink and drys flat white. You will absolutely know what areas have been painted and what areas have not been painted yet.

Fresh paint on a ceiling will make a place look larger and appraiser better. Miss a spot if you paint white on white - and it is very noticeable. --24.101.xxx.xx
