Is there any specific item you take with you to protect yourself when putting a 3 day notice on a door. I don't have such breeds that I'm concerned are going to eat me, but I would prefer to feel a little safer if a dog was just doing its job and guarding its own house and accidentally let out the back door. I'm not worried about the dog. If it bites me, I like JKJ's solution. Dog owners must realize they have domestic wolves living with them and take the appropriate measures to train and/or contain their animals: if they cannot control them, they do not need to have semi-wild animals in the home where they can hurt people.

Had a new tenant once ask me to check on the AC, which I did since I was in the area. I got to the door her two medium size dogs (70-80 lbs each) come running out, barking like crazy, and jumping up on me. One of them nipped at my hand. She did what I have seen some clueless dog owners do: she yelled at them. Yeah, that really works.

I told her if that EVER happened again to me or my service person, the dogs would be removed immediately or she would have to move out. I don't tolerate any danger to myself or my contractors caused by tenant's inability to control their animals.

My new policy is now all dogs must be in a kennel at all times when someone representing us is at the unit. Failure to comply = get rid of animals or move out. --173.20.xxx.xxx

Take a cane with you. Point the cane at the dog's chest and he won't come through the cane to get to you. He'll circle; just turn with him and keep the cane pointed at his chest.

Don't hit him. You won't have to touch him.

My Animal Agreement says this, in part:

Aggressive animals will not be tolerated. Should an animal commit an act of aggression against another tenant or neighbor or any person lawfully on or about the premises, Tenant must immediately remove the Animal from the premises and not allow its return. Aggression is defined as growling, attacking, biting or otherwise menacing behavior, or any behavior that any reasonable person would deem menacing. This Agreement will be deemed revoked and will not be subject to the 30 day notice rule below.

Tenant shall prevent the Animal from becoming an annoyance to, or a source of discomfort to or complaints from, other tenants in the building or complex, or neighbors. (Please note that a constantly barking dog is an annoyance.)

In the event Landlord, at their sole discretion, shall determine that it is in their best interest to revoke this Animal Agreement, s/he may do so on thirty (30) days written notice to Tenant to remove the Animal. Tenant shall permanently remove the Animal from the premises within thirty (30) days in compliance of such notice.

Revocation of this Animal Agreement does not revoke the Residential Rental Agreement. The terms and condition of that Agreement shall stand as if this Animal Agreement had not been executed. --50.82.xxx.xx

MY 5 lbl, 10 lb, and 20 lb. domestic wolves get put behind little pen fences in the house which block the in the kitchen when I am expected repair people. You can put that in your lease. Dog's must have crates or pens available for times when work is being done. --173.61.xxx.xx
