My tenant invited guests to her rental. The lease stated that guests can stay up to 14 days. These guests stayed about 3 months. I could not get them out.
The tenant indicated about 6 months ago that she was interested in having "room mates". She was informed that room mates would have to fill out an application, be approved. and would have to be added to the lease. The tenant simply allowed them to move in. Can I charge them rent?

Richard is right....it won't get better - they don't care about your rules.
But...How was she informed? Did you give official written notice with a deadline?
Who pays utilities? Worse if you do, of course. Is this month-to-month, or when does the lease end? It's a good time of the year for a turnover.It's also a good time for an inspection. Fix and bill for any damage, and send notice for any other lease violations. Pad your paper trail as you go along and may face eviction - ie: get lots of evidence to back yourself up. --68.10.xxx.x |

The IP address at the end of each our questions and replies also helps identify us and the IP address for Robert J[CA] above doesn't match all of the other Robert J[CA] entries on this site. Do you pay any of the utilities? Does your Lease deal with what you will do about additional roommates? Are you close to end of Lease as you said she asked about roommates six months ago? If month to month, end the Lease.
