ugh...so somewhere between tenants house and my bank I lost a hundred dollar bill. I guessing while I was pulling the wad of cash out of my pocket, really doubt that I counted wrong when tenant handed me the cash.

But on the bright side all rents are in......thinking about have tenants make deposits directly to the bank.

I lost a rent check in a deposit envelope before. Didn't realize it until the tenant texted me about 2 weeks later because it hadn't cleared his acct. Had him issue a new one and found it shortly after. It fell down between the seat and console in my car. --174.201.xx.xxx

Back when I used to collect rents either in person or from the PO Box, I misplaced a MoneyGram. Found it 5 days later. Fortunately, it was just an application fee, not a rent check. So I was short $20 for a few days. No biggie.

Neighbor pulls up in his car just sold all his old cameras equipment, has $1200 cash... opens the compartment between the seats to show me his cash. All while smoking his expense gigar that he stopped along the way to buy in celebration. Opens the lid there is nothing! His heart now is stopping. I get in the car we talk about his day, running down events and stops and possibilities of what happened to his cash! I can't believe it either. So i open the container and there is the cash! What hsppened is there were two parts to the compartment...a thin top part and a deep draw like area. He put the cash in the thin upper compartment but opened the lower one not realizing there were two options! What a great ending to that story! Hope you find you $100 cash. A tenant "miscounted" once and I didn't count it in front of her. I came home and called her and said that a hundred dollar bill was missing. She said that "yew she tought maybe that happened" as she had too much money left. So I went back and she gave me the hundred. Mom was alive then and we surely needed it as GM had shut down and we had six empties. I count it in front of them. I lay it out in piles on the floor if I have to. I like cash. I don't deposit it because the bank is a nuisance about that. I use it. There are no electronic problems or glitches and it's here if I need it. One solar eruption at the wrong time will wipe out your data and then you will be hurting. OK when you counted I think maybe the tenant had folded a bill in the middle so you thought there were two? I lost my wallet once with over $2500.oo in cash in it. Someone found it & turn it in at my local police station. Everything, credit cards, personal papers & all of the cash were still in it. I tracked down the person who found it & tried to give him a reward. He wouldn't take a dime just said pay it forward.

Years ago my wife combined all the rent money, several thousand, into one envelope to take to the bank and threw the rest away. When she got to the bank she realized she threw the wrong envelope away. I went dumpster diving pretty quickly to retrieve the correct envelope. Jeff is correct on the civil forfeiture issue. Those forfeitures help fund the offices of DA's across the country. There was a huge controversy about this in a PA county recently and I'll dig up the article and post a link. Yes, the cops can stop you, accuse you of illicit activity and take assets while you have to prove you're innocent to get them back. Proving you're innocent could take years. Recent relief from the Supreme Court doesn't seem to reign them in very much. No one's stuff should be taken unless a fine is actually levied after a trial determining guilt or innocence. Another article from the York Dispatch. Before the law change, police were just taking everything on the hopes it was forfeitable; a veritable cash grab.

Those are good examples of this nonsense. The recent Supreme Court ruling is a step in the right direction, but you're right, it hasn't stopped this policing-for-profit. It's actually robbery if you think about it. I wish innocent plaintiffs in these cases could sue the cops PERSONALLY. Of course that will never happen.

As much as I rant about the crime and drugs in our town, a few years ago my spouse left her purse in the shopping cart at the market. Didn't realize it until she got home.

It had "everything" in it, wallet, good bit of cash (several hundred) and her GUN! We were frantic. Called the market and couldn't believe it. Someone had turned it in, intact, and they had it at the service desk. Whew!

About once a month someone posts in our towns FB group that they left something somewhere, or someone has found someone's wallet or phone and folks get their stuff back. People here even turn stuff in to the police.

RE civil forfeiture, I have to side with Jeff. It is a problem that sometimes sucks up the wrong people. Stories abound across the country of innocent people being essentially robbed and having to spend in excess of the money value to recover it.

I've heard stories of federal agents walking right past the pile of dope at a dealers house to see what cars are in the garage. Even our town - the second gun range we have long planned to build with the PD we were going to use forfeiture funds to buy moving targets and such.

I don't think otherwise law abiding citizens will find a grand in their wallets seized (though it has happened). But someone with $10K or 50 grand in cash may very likely be in trouble if they can't show right then where it came from and why they have it.

This is particularly important in cases where valued assets are being adopted into the federal forfeiture system, where almost 95 percent of those valued asset adoption cases involve one or more of the following seven factors:

1. Property seized in conjunction with an arrest? 71.0% 2. Property seized pursuant to a state or local warrant? 41.85% 3. Illegal controlled substance seized? 74.4% 4. Other contraband seized? 47.5% 5. Admission of criminal activity with the seized property? 40.4% 6. Denial of ownership of the seized property? 19.8% 7. Firearm seized for forfeiture/retained as evidence? 27.5%

At least one of these seven factors is present in 99.2 percent of all adoptive seizures under the newer policy. Nearly 80 percent of cash/currency or vehicle adoptions involve circumstances where the assets were seized pursuant to a judicial seizure warrant and/or the seizure was accompanied by an arrest for criminal misconduct. Likewise, nearly 80 percent of the time cash or vehicle seizures also involve the seizures of illegal drugs or other contraband. JB you have a chid's innocense on this. Civil forfeture is used across the US with states differing on the level of abuse. In Philadelphia. PA when a young man was stopped with $40 woth of heroin his parents lost their house to Civil Forfeiture. It is used by many corrupt police departments across the states as fun money because they split their take with the Feds.

US 40 across TN is particularly bad for being harvested by bad cops. Anybody traveling with cash over $1000 can see it taken as drug money. If they want to fight, they are told they can lose their car, and be turned in to CPS as drug dealers and lose their kids. We are talking hindreds of millions of dollar

It is theft by law enforcement with no judicial oversite. My state of Indiana just

lost big in Timbs vs Indiana when a drug stop ended up leading to seizure of a $42,000 car.

Indiana just lozt at the Supreme Court level in 2018, so maybe some sanity will prevail.

JB, do some research. Jeff is right re civil forfeiture. Do you think the cops are all angels? The law was written to allow the police department to keep and use assets seized. The abuses have come to light in penna., and both repubs and Dems are reforming the laws. I like cash, too. As far as some of the stories above, two suggestions. First, I never put cash in an envelope, too easy to mix it up with other envelopes. Second, I use what I call my " south philly wallet," which is a thick rubber band. Put it around your stack of cash, fold in half, and around it again. You can feel that knot in your pocket, nothing is gonna blow away when you take it out, and with the friction from the rubber band no one is gonna pick pocket you. --69.248.xx.xx

Should running around town chasing after rent be your primary job? NOPE. Get a system that YOU can live with. There are lots of methods to choose from. You should be making a living chasing after a buck and not after rent - there is money to be made in the deals. Rent just gives you the cash flow to make your system float.

Remember that if you elect not to put your eyes on each of your places routinely - there is a price to pay for that too. You are only doing yourself wrong by not doing so. What is routinely? That depends on the house, resident and the level of faith and trust you have in the RELATIONSHIP that you have developed.
