My kids are the only ones I have rented to. Not really rented, but they lived there while in college and just covered the expenses. A few of the window blinds are broken. I'm wondering if I should replace them or is that on my new tenant?

It's not a legal requirement to provide them. However I've found that it works best at least for me to provide either cord free mini blinds or shades for all of the windows. I've also found that if I mount some curtain rod holders, there is far less damage to either the window casings or the walls. --96.237.xx.xx

How can I "like" NE's comment?

No requirement to have them, but it kind of sets the pace in the LL/tenant relationship. If you rent them a house with broken stuff, that sends the strong message that you don't care if stuff is broken. Is that the message you wish to convey?

Fix, repair, replace, paint, clean, etc... make sure they are getting a quality rental and you have a much better chance of a quality tenant. --69.80.xx.xx

If you don't cover the windows, they will - and it won't be with nice simple window shades. They will use nails and screws to put up towels or a sheet or a flag of some sort, damaging both the wall and the exterior look of your property.

If they want curtains, be sure you do the installation of the rod because they will do it wrong. And once installed, it stays there - it's not theirs anymore. --50.82.xxx.xx

After they stopped making the $4 blinds, which were cheap enough to be considered disposable, I'm transitioning into a tension rod ($3) + cheap sheers from Walmart ($6), rather than going into corded blinds. I haven't been doing it long enough to see what I'm getting back, but my neither my tenants nor my rent rates are suitable for "good" blinds. --107.77.xxx.xx

We provide blinds and I am now making sure there are also curtain rods on windows. The window trim and drywall above and next to looks like a war zone if you don’t. Funny how I love light and have very few curtains or sheers where I need them but tenants love dark and never seem to let light in. --24.61.xxx.xx

I put the 2" faux wood ones, Home depot has a great variety of lengths and will custom cut. They are more durable than the cheapie 1" vinyl

A neat trick , if the window is very wide, say more than 60-65", is to install two blinds. They don't even have to be the same length! --144.250.xx.xx

The cheap 2" faux wood ones that Home Depot now sells are cordless so there's no strings for tenants to pull. You just apply a small amount of force up or down on the bottom. The force needed is a lot less than for corded blinds. --144.250.xx.xx

Here in NJ we are required to have window coverings in place before we can pass an inspection for occupancy. You can have shades which are hard to find, or blinds. I got some really expensive ones for my better apartment and they are a pleasure. Easy to open, set and close. I have huge bay windows in one unit and needed blinds that really operate easily. Our policy on blinds: we do not supply blinds. When taking a house back i tell the crew don't throw them away-- take down and put in closets. WE DO NOT MAINTAIN ITEMS THAT CAUSE CHILDRENS DEATHS!

It's a gentle way of saying here's some blinds but you fix if broken- use if you want or get your own. Kinda like a screen door-- we tell um right away-- last tenant put this up-- we don't maintain it. (even if we put it up) --99.103.xxx.xxx

When I do things others don't a refer to Chris Columbus-- the guy who discovered america (second). He took a chance and sometimes in life you gotta take a chance-- it's can't all be written in stone.

WMH but if you mean just my general way of doing things? Well it does work for me. I have 63 families with 800 different personalities-- who are very nice as long as I'm shaking my head in the affirmative for them-- but the second you shake the head in the NO direction--- a whole new tenant comes out.

So I keep um guessing which LL they will get today when they call. Most say "I want to talk to the other guy" it's the same guy they just don't know it. --99.103.xxx.xxx
