Jeffrey wanted us to gain at least 10 new ideas from this Convention. To be honest, I initially thought that might be a reach, given I've been to several Conventions and a few Retreats and a Boot Camp and we've been doing this LL bit for a few years now.
But I was wrong. It's only Day Two and I have *multiple* ideas that I will take home and use. Some are things I already knew but had forgotten to implement or were being used in a new way, some are brand-new to me. Some are ideas I will ponder for awhile to decide if they are right for us right now.
A few came from fellow Conventioneers - one line from one person at lunch possibly opened up a whole new door. Another throw-away line from a person sitting next to me has given me a new clause to add to my lease.
It's almost all new speakers and all have been excellent: entertaining as well as informative.

My biggest disappointment was the very short amount of time Brad 20K was up front. Would have liked to hear him speak a lot longer.

What is value of attending the convention? I have been able to ponder the paths I want follow- most importantly based on where we are at in the economic cycle.
So what is the value of not loosing money, knowing what know, knowing what you don’t know and as William Bronchick said - not knowing what you don’t know.
I had my 10 ideas on day one
My biggest challenge will be implementing all these tools in specific tool in the right place - At the right time

Plenty of ideas Mike.....but the effectiveness of these ideas/concepts/practices required you to take it in first hand and even discus these points with others:
1) The graph that was shown in the first lesson showed the economic/real estate cycle and what steps you should be taken. Without the graph though, this paragraph doesn't mean too much to those who didn't see it.
2) The multi unit presenter grazed over what is a good cap rate because that requires you know where to find specific comps for a specific area. He showed three ways where he does just that. What do you suppose the value of not getting wiped out?
3) He showed the history of Cap Rates - so a trend was very clear after see the chart. It was interesting to see that picture over top the real estate cycle chart
4) Dot said a single one liner that stuck with. It was funny, but she was being serious about what you will be thinking at the end of life and your job. Dare I ask the value of time?
5) A tool that will you to legally work around a due on sale clause was covered for two hours. Then again, what is the value of being able to owner finance all your units when you find new ones?
6) A new spin for driving for dollars was presented in a lively fashion. It was awesome to learn and laugh at the same time.
7) I did a round table that gave 7 ways to buy your next place using low or no money down strategies. For those who love David Ramsey, you don't need to consider business debt as good.
8) Jeffery gave an emotional example on relationship enhancement between LLs and your residents. That thing hit home with me personally.
9) I bought my first rental in my early 20's so I thought I had started young and had the world in the palm of my hands. During this convention I was shown, exactly how late I started out. I learned this lesson Devon in the front row. PS- Devon thanks for talking about Legos in your book. Folks - the kid is now 12 and is more mature than my 26 step son.
10) Follow up to 9, pride runs deep in the Taylor family and it shows with how well Dot and Jeffery's son is doing. I plan on doing a road trip down that way and checking out one of his shops. Perhaps a multi-generational approach makes sense. I still need to wake up my 26 year old socialist who like video games more than getting a job. Changing someone is difficult
11) I need to hop on board and get a VA to help my assistant. I was shocked to see the number of folks who are using them so I believe I am not alone.
So for those who were too busy or had other priorities than attending - we all have been there at one time or another. Jeffery made some very clear statements about the future - perhaps those of you who are still waiting for a better time ........ maybe - just maybe you need to put a foot in your own rear. Events like this take lots of energy and time. The Taylor's they do these not because they are bored and don't have anything else to do. Please ask yourself......do you think it is easier to deal with 300 Landlords or 200 tenants?
So to that end - Hats off to Jeffery & Dot for an incredible job well done.......
I hope my answers ring home had to those who can relate to them first hand. I would be short changing EVERY non-attendee by just posting my plan of action and mile stones. Without knowing I am eyeing purchasing a Dollar General or a bank drive thru AND knowing me first hand.....answers don't mean all that much. --72.23.xxx.xx |

It was my first convention but won't be my last. The scales fell from my eyes on student rentals. I can see some of the attractions of that and I think we are going to try it. The multifamily presentation was very interesting as well.
I enjoyed meeting other landlords over lunch and at breaks. Some of the presentations just wouldn't work in Ontario, for example the Residential Tenancies Act is worded to that it outlaws charging tenants anything other than rent, so no fees such as late fees, application fees or any other kind of fees are permitted. I didn't stay for the creative fees presentation for fear I'd be weeping with jealousy at the freedoms that US landlords enjoy in running their businesses. You can make money as a landlord in Ontario, but they make it harder.
Tami's presentation on the first day had a lot of actionable data and insights I thought. I have a lot of notes from that session. Incidentally, does anyone know how we are going to be able to receive the slides that she said would be circulated complete with references?
I was pleased to meet Ray-N-Pa, nice to put a face to the name behind the posts. We had some pleasant conversations. Of course sincere thanks to Jeffrey, the convention was very professionally done and there was a lot of content. I am only about 2.5 hours from you and more importantly there are plenty of Tim Horton's up there. We really are not that far from one another if that Lake wasn't in the middle. Like wise, there are two of them in our small town - just in case you make it down this way.
I want to help out as many folks as possible and I am interested in learning more abut the great White North. I was very surprised to learn that we get more snow down here in the snow belt than you do. So perhaps the next time I am up there to watch a CFL Hurricane game, we can do a cup of coffee.
Canadian football preseason started already I believe. I love to tail gate and most of the season down here - I don't want to hang outside in the cold. --72.23.xxx.xx |

Yes, let's stay in touch. The distance is not that great as you say. You have done great things in the rental business. I am rededicating myself to growing my investments. I had been scared off by the rapidly escalating prices in SW Ontario but I am increasingly convinced that these prices are here to stay. If I want more units I will have to pay the piper. So I am going back to my old strategy of shopping for property in the winter when most buyers are in hiding and the only sellers that are out are those that have to sell.
